Is financing a single-family house feasible for us?

So mainly we are subcontracting all trades ourselves and also want to pitch in on many trades ourselves (or family members). For example, my cousin is a bricklayer and will help for 3 days with the masonry. My father is an electrician retired and will do all the electrical work for us, etc. But whether the bill will afterwards not be higher than the obtained offers and whether we forgot something or whether everything will work out like this?



The plot is 300 sqm and the building window 8 x 10m, so there is no room for maneuver there. Of course, it would still work without a basement. Regarding the amount of the installment, we actually have no concerns. So far, we have saved 4000€ monthly from our income and thus built up 180k equity.

Garage would really be the best point of attack. My wife says building without a double garage is social housing :-( Her argument is that it is cheaper now since the machines are already on site anyway. But maybe I really should assert myself there and postpone it.

Thanks also to everyone else. We were very modest until the house construction. For example, we have always only cut our hair ourselves.

But if really another 50 to 100k should be added on top, then it will simply become too tight for us :-(

Sounds very promising though and I think if I understand that correctly, the €1,800 should be manageable for you as well. Of course, assuming it stays that way and costs don’t rise further. Double garage or double carport.. that’s what I’d want to save on first if necessary. So I would seriously consider that if I were you. Anyway, congrats on the well-earned saved €180k in equity!!

Your wife could be the sister of my plumbing master. That was his argument when I said I wanted to build without circulation. If you have lived sparingly so far and have saved up 180k euros in equity over the past years, the installment will surely not be a problem. But if you want to put up a luxury bunker without compromises, that won't work. Because with such an attitude, about 20% more of the previous construction costs quickly add up during the up-scaling. It is important to set a final budget and stick to it. If necessary, the red pen must simply be applied to items that are (still) not so relevant. For example, I would never put up a garage. In our neighborhood, all cars basically stand in front of the garage or on public parking spaces, because the garages themselves are completely cluttered. Better a carport and behind that a storage space for lawnmowers and such.

I believe that too, there will be many discussions ahead. Maybe someone should bring your wife back down to earth, if she really means it seriously.
Yes, there are things that are cheaper if you do them immediately. Sometimes it's better to spend a little more money so that things last longer and don't have to be replaced so quickly.
However, this knowledge doesn't help much if the money simply isn't there.

If I were you, I wouldn't make big compromises. Because if money ever gets tight, arguments are inevitable.

Wow, you lived all in on €1000 as a couple? Hats off, that’s quite an achievement!

Loan amount currently just over 100 times the monthly income, so at the limit. It really shouldn’t be any more than that. Especially with the prospect of starting a family.
Given the "free planning" (no fixed price), I also think one should first see how it goes, and for example, the garage is perfectly suited as a "if it still fits in at the end" or "comes later" item.
You’ll probably have to deal with your most expensive item, because you can’t exactly draw freely from the full amount either.
