I have now also tried a bit… unfortunately, I have to say that many things are simply not that easy to succeed in order to eliminate errors. I consider the straight staircase to be the worst choice for certain house sizes and dimensions. By the way: if you are looking for two-story city villas under 160sqm, you will almost only find double-turned staircases. Personally, I also prefer those, for example, to create storage space underneath. In terms of space, then next to the stair entrance - usually where it is needed. The few with straight staircases then shine through the side rooms, which tend to be rather smaller. That can also fit perfectly without a guest room. Another thing that comes to mind is the layout: isn't standing height under the roof counted as less than 1.70m? Then it is only storage space for boxes, wardrobes for seasonal clothes in the two living floors then have to fit and suffice. I would probably clearly plan the guest room, if necessary, also for seasonal wardrobe. Overall, there is probably more demand for ground floor space here than for upper floor space. Does it have to be a two-story building? Why not a steeper roof and an [KS] of, for example, 160cm. You can increase the ground floor area a bit, while the upper floor is mathematically somewhat smaller without loss of comfort. And an attic that offers a bit more standing space might then also result.
