No, it’s not Town & Country. I only used the Town & Country floor plan as a template. The clear room height is supposed to be 2.70m. Thanks also for the tip regarding the stairs!
We are considering extending the house by about 1.0m to 2.0m to the back for the next draft in order to realize a larger living room. My partner currently finds it too small and there is practically no leeway since the study should not become smaller and the kitchen also not really. Also, the children’s/guest rooms upstairs could be made a bit bigger this way. Right now, they are already somewhat small. Without more square meters, we probably won't be able to properly fit this number of rooms.
With the roof pitch, it could also go up to 45° to build out the attic (for example, move the study and guest rooms all the way up to have a larger living room on the ground floor). Maybe that would be cheaper than simply enlarging the house’s footprint? But then there is probably the issue with temperatures under the roof (the study would be used frequently) and integration into the desired active ventilation system.
On the other hand, only two full floors are allowed. How large could an attic conversion be in this thought experiment without causing problems for the building permit? Considering the roof slopes and the floor area, could one or two usable rooms actually be realized?
These are surely many questions for the construction company, but they are so incredibly sluggish and complacent, so I’m trying to make a little faster progress with the expertise of the forum. Unfortunately, the really cheap plot has a construction commitment :-(.
