Nice floor plan that does not meet your requirements at all

Ground floor not wheelchair accessible.
A double bed cannot fit in the study room, let alone being able to work there.
The stairs to the upper floor are like a ladder; we have 4 m and it is steep, one step is missing and we do not have higher ceiling height on the ground floor.
The cloakroom for 4-6 people cannot fit under the stairs.
Draw all the desired furniture to scale.
The bed under the window is convenient for cleaning and ventilation.

The terrace and entrance are wheelchair accessible; the planner just needs to discuss with the house builder.

Floor plans without basics?? 34er says show the surroundings. At least 100 m radius. A site plan with house placement should be created first. Is there a slope? If yes, height data is required. Where is north?

With a positive preliminary building inquiry, the surroundings don’t matter to us for the 34er. Of course not for the location on the property. The OP was left speechless anyway – he saw many things wonderfully that some people here criticize. I always recommend reading other floor plan discussions. It is not uncommon for a prospective builder to be unaware that you also need a wardrobe near the entrance, barrier-free does not mean there is a bathroom on the ground floor, no matter how small, and that space for a double bed does not mean 160 x 200 in a separate room, but you also need space to walk around it. We can continue here if the site plan for the property is available.

attached I am sending you a first sketch of a site plan with a rough placement of the house, carport, and shed. The plot has no slope. North is indicated

Furthermore, today I received an update of the floor plan from the planner, independent of your comments - with minimal changes. Apparently, one or two minor things have already been noticed and pointed out (e.g. closet depth in children's room 1, width of bathroom upstairs regarding distance between tub and washbasin, utility room instead of office upstairs).

I also had the staircase measurements drawn in: 374/15/90/26 without coverings.

The following topics are still open, which were mentioned here or no longer fit so well due to the floor plan update.

    [*]Narrow bathroom on the ground floor is not suitable as an accessible bathroom. I liked the suggestion from :







    [*]Guest bed situation on the ground floor (could improve by changing the bathroom on the ground floor).
    [*]The kitchen is currently 2.92 m RMB which doesn’t make sense. 3 m is already tight and needs to be adjusted again at least in this respect. We still need to think about how to handle the 3 m. Maybe slightly widen the house to the east to gain space. Or arrange the living/dining room differently and integrate the kitchen more into the dining area.
    [*]A cloakroom is missing directly next to the door. The idea here would be to move the wall of the utility room a bit into the room to create space for a small cloakroom.
    [*]We do not need a cloakroom upstairs (as currently drawn) and it will be adjusted again.
    [*]Closet planning in the upstairs bedroom or in the dressing room, in order to place the bed with space. One could consider reducing the children’s rooms in favor of the bedroom and on the other side in favor of the upstairs bathroom.

Once the floor plan is finalized, possibly adjustment of the windows and facade.
What exactly do you like about the exterior views, apart from the color accents? Where do you see the hectic arrangement?

We don’t need two offices, especially since there is still the second children’s room and it is currently very unclear whether a second child is going to come.

Basically, it is possible to extend the house towards the north and/or east to solve the issues you mentioned or alternatively manage it with shifting walls and certain compromises.

Ok .. the staircase has a step height of 19 cm ... that is relatively high. Try to find such a staircase for testing. It is drawn with a width of 90 cm .. how should the railing be?

A problem with all rooms on the upper floor is that the doors are positioned so that the wall the door hits cannot be used sensibly for cabinets.

It is ideal if a door starts about 70 cm away from the wall. Then the whole wall can be used for cabinets and you don’t walk into a cabinet when entering.

Basically, these were just cosmetic corrections. In the living area, the sliding door leaf that opens should be the one by the dining table and not the one where the sofa/chair is already partly in front of it.

One of my favorite floor plans with a straight staircase ... across the house and not lengthwise. And turned so that it would fit your plot.

A pure utility room, which admittedly is quite tight.

Guest/office on the ground floor could also have a patio door. Bathroom is conveniently located near the guest/office.

Pantry-storage space under the stairs and not in the utility room.

Laundry and additional storage on the upper floor in front of the bathroom, which does not have a T-layout. That could be tried.

Parents with a real walk-in closet and a pure sleeping area as a relaxation zone, plus more storage in the hallway.

This floor plan does not claim to fully meet your needs; it is only meant to provide ideas about what might be possible with a different approach.
