Unfortunately, according to the development plan, we have to make the roof >30°. I would also prefer 22°. We will have to try to reduce the roof pitch through an application.

I always find that annoying. Then you're "the one with the different roof." Everyone else around has 30°, only Mr. Nobelhobel gets a special treatment. Maybe it's better to make a normal ceiling and for the kids, 2 children's stairs to the attic as room expansion or something similar.

If everyone else has adhered to the BPL (and there are no exceptions), then you can probably forget about it. That is precisely the purpose of the development plan: to "restrict" what is supposed to be restricted, the rest is free (or according to the Landesbauordnung). Changes regarding roof shapes and slopes can happen – but then with proper amendments to the BPL. Individual "exceptions" contradict the purpose and objective of a BPL.

I would personally swap the storage room and the WC in the entrance area. That way, in winter or bad weather, you don’t have to walk through the brought-in muck to get to the toilet. Alternative solution: shoe cabinet outside under the [Vordach]...

Well, the X3 and the A3 in the drawing don't look quite fresh anymore
Maybe an exception can be made to put a single garage in each building week. I definitely think the garage belongs next to the house and not the house next to the garage. No matter how sacred the metal may be, it does not deserve the prime cut of the roast.


Architects usually draft the input plans as shell constructions. Even after deducting plaster, the room dimensions remain fantasy values here, they completely deviate from the standard dimensions.

So now quite some time has passed and we have still refined the plan a bit. Instead of the office on the ground floor, we have now extended the kitchen and thus significantly enlarged the living area. The office will then have to go down to the basement, whether we like it or not (daylight shaft?). We have also revised the basement so that the office fits in there. I am happy about any suggestions, so feel free to be critical
