Hello,

According to what you posted, you may choose the roof shape for your garage freely; of course, any potential roof overhangs must be included in the calculation.

Ultimately, your budget will decide, because a garage with a SD, WD, or certainly a half-hipped roof is more expensive to build than a garage with a flat roof.

What does your planner say about the property conditions, development plan, or textual specifications?

Greetings from the Rhineland

Do roof overhangs generally belong to the area, or to the individual lengths?
Example: Garage LxW 7x8 m = OK, overhang 0.5x1.0 m = Garage "total" 7.5x9.0 m => may not be built

Is there an approximate cost key for this, like the price per m² compared to house construction?

What do you mean?

Hello,

You can assume that "building beyond your own property boundary is generally not permitted because it affects the neighboring properties." This means if you decide on a roof overhang for the garage, you have to keep the length of the overhang away from the boundary. There are very few exceptions, which are described in the textual provisions of the development plan (e.g. towards the sidewalk).

No, not really. In terms of cost increase, the FD is the cheapest, followed in order by SD and WD, and then the half-hip roof.

Usually, builders look for an architect or a provider they trust, who explains the specifics of the development to them; including the monetary ones ;)

Rhenish greetings

...I never said that I want to go onto the neighbor's property.. ;)
The question was only whether the roof overhang counts towards the garage area?

Okay, thanks.

That makes sense, we just wanted to check if the property suits us before going too deep.

Best regards

and
Thanks already for your effort so far

Of course, you are not allowed to build the roof surfaces over the neighbor's property. The issue of boundary construction applies to all properties. However, you should plan the house according to the property, not the other way around, or do you have an abundance of building land with you? Quick reply on the go :)
