Thank you very much for the helpful advice. I will now go back into the development phase and get back to you with a revised draft. I certainly won't be able to implement everything (larger living room), as unfortunately we have a limited budget and therefore limited square meters available, but I'll see what can be done. I have already largely revised the furniture sizes (sofa, parents' cabinet, table, sink), I will take another look at the stairs. The granny flat is dropped, the sauna moves downstairs, the sofa will be placed differently, and the whole thing will then also have dimension chains and a terrace/carport in the floor plan. I hope you can assist me again with advice then; the ideas so far have definitely helped me a lot!

By earth movement I mean excavation and transport. That costs a lot of money and we would like to keep it as minimal as possible. For that we need the basement. However, I am currently thinking about a utility basement only. That should relieve the finances significantly.

Then plan without a basement and build a lower ground floor – usable space including sauna in the lower ground floor, living space where the floor protrudes.
Show the cross-section of the property and tell us where the street and slope are. So a nice site plan with elevation details or section. You can save a lot of money by foregoing a conventional basement.

You can find the property in the file "Grundriss" in the original post, where the two streets are marked in gray. The house with terrace and carport is also marked. The drawing is oriented to the north. From the views you can see the terrain profile. Once the actual and once the planned terraced profile. Admittedly, it is not visible at first glance and has no elevations, but hopefully it will help for a first impression. The terrain rises towards the north.

I would make the [Einliegerwohnung] more attractive. Remove the study, make the utility room smaller, and put the living/dining area in the south.

Hello everyone,

attached is the revised draft, hoping that it will be received a bit better than version 1.
Briefly about the most important changes: Only utility basement, no granny flat, sauna upstairs, staircase changed. See below for everything else.

I look forward to all comments.

Here is the completed to-do list with the source of the criticism, as far as possible:

General:

Basement
: This is now a pure utility basement. It might even be possible to only partially basement the building, but I am not sure if it's worth it, since a slab foundation is still necessary and potentially a weak point might arise at the transition between the basement and the "slab-only area"...
Terrain slope: This is shown in the elevation view, I don’t have any photos.
Location: This can be seen in the floor plan. The floor plan is oriented north.

@ haydee:

Granny flat
: Removed without replacement.
Furniture size: Done, the sizes now correspond to our current furniture.
From where do you access the carport: See floor plan.
Dimensions: I have added them.
Storage rooms: Because of the utility basement, we have sufficient storage space to compensate for the auxiliary rooms.

@ Hampshire:

Walking route from kitchen to entrance
: Optimized through open kitchen.
Piping for the "water-carrying areas": Bathrooms stacked, so hopefully better resolved now.
Office too remote: Now it is central. Small... but central.

@ Nice-Nofret

Auxiliary rooms senselessly small:
Because of the utility basement, we have sufficient storage space to compensate for the auxiliary rooms.

@ ypg

Living room
: Now over 4 m wide.
Terrace: See floor plan.
Bathroom: A small bathroom is enough for us; no more than one person should be inside at the same time. (Tested in our current apartment with a much smaller bathroom.)
Stairs: The small spiral staircase has been removed and a straight (and larger) staircase has been installed.
Bedroom closet: Now corresponds to our current closets.
Sink in the WC: Is now larger.

@ hanse987:

To me, the kitchen belongs to the terrace:
For us, the terrace in the living room makes sense; it has proven itself to us in the past.
Walking routes: I hope I have complied with the traffic areas now, but I am grateful for critical review.

Many thanks in advance for your help!
