Floor plan house with granny flat - improvement suggestions?

I think an entrance and a cloakroom should be possible. It is a family with 3 generations moving in and no unrelated tenants. Actually, this is the noble form of a multi-generational household.

Since it is about our own family, the shared hallway does not bother the parents. It's just not ideal, but we have to be willing to compromise here.

Let’s see where the journey leads.



I can basically imagine the living room on the first floor. For that, probably 1 or 2 children’s rooms would have to go to the attic, which would inevitably mean that the attic would have to be developed, which in turn would increase the construction costs. The big advantage of this option would be that there would be more space for the granny flat on the ground floor and that the house could be somewhat narrower overall. We have "only" cars; one belongs to us and the other to my parents. More cars are not planned in the near future either. The student intends to stay in the town after finishing his studies (he also has a job prospect). Of course, we cannot exclude that he might still change his mind after his studies. Then the parents simply live alone in the apartment and if they eventually don’t want to live there anymore or can’t, then we could alternatively rent out the apartment or move into the apartment ourselves and one of our children would take over the main apartment.
But it is tedious to speculate about what will happen in 10-15 years.

KO criterion. That rules out the first design. To save it, we rotate the plan a bit, which is not as bad as one might fear:

Here you can clearly see how tight the distances actually are – including regarding the terraces.
Garden? You can only dream of that on the sidelines, in the truest sense of the word.
Maybe one can get permission to build a covered area for the bicycles within the setback area by the street as shown – I would inquire about that. On the upper floor I would like to bring natural light from above through the roof into the hallway. But that depends on the roof shape. A flat roof is probably too expensive, but would be great for skylights.

Otherwise, this design would be, in my opinion, approvable.

That's how it is.

Regarding a shared entrance area, I believe it for once. Otherwise, I'm somewhat "unsure" whether the anticipated compromise pain thresholds of the parents are not overestimated.

One could also use the attic only for storage and provide a utility room – meaning non-living spaces and therefore without elaborate rescue routes. We discussed this with in

Incidentally, today's builders think too much about stair lifts and too little about changing properties during the financing period – but that is a broad field and, at least in the Monty Python sense, also "another topic."

Well, the children are 17, 13, and 7. Apart from the little one, you can expect a certain degree of pain tolerance from the other two, I think. ;)
