has it like that. Oh, honestly: an architect doesn't have to come up with something immediately. A creative person may be allowed to be creative for a few days. But if he is excused from his work because the client makes a suggestion, I have a problem. You have already given him the freedom not to have to think… :eek: Yes, it results, if I think correctly, in an unstructured rectangular room that is very difficult to arrange.

The idea is of course also a compromise solution, which might cost you less and can be implemented quickly. But consider, how is the utility room supposed to be accessible from the street if the garage door is in front of it? I believe that is the main problem. In my opinion, it is still unreasonable to build the house with this floor plan. But if you prefer to push it through quickly now, the alternatives of course are not optimal either. However, the house will almost certainly not be sellable in a few years without significant renovations. Then your house is not a valuable asset but a devalued object.

Yes, the guest toilet is sufficiently large to use the toilet comfortably (even for stand-up peeers :cool:) and has space for a hand basin. I have no complaints. Of course, it’s not a showy, beautiful living room kind of space (just wait, I ordered tiles :D), but it’s really totally fine. I would plan it the same way again.

Think carefully about this, especially if the staircase going upstairs is practically next to the sofa with 3 children. Children become teenagers, have visitors, even in the evening, etc. So rotating the stairs is not something I consider ideal yet.

And, HAR in the garage ... think about connections for bathrooms and pipe layouts

Honestly? At first it was the visitor brother's room, now they're making the HT the center of the disaster...

Planning is a constant wrangling from one compromise to the next. In between, priorities keep changing like "Brother never ever in the main apartment" then "Brother in the main apartment is just wonderful." And now they definitely want to stick to the building application because every change causes too many costs.
If the HAR moves to the garage, in my opinion, a new application is also needed. Expanding the building envelope secretly to the garage is not possible either, because then the parking spaces are missing, which are already manipulated.
