You are right. However, it can lead to rooms and thus the entire floor plan no longer functioning. See the children's bathroom. On 3 sides there are pre-wall installations and the 4.98 m² will in the worst case become less than 4 m² of usable floor space.
In addition, the 30 cm exterior walls were explicitly stated.

Have you ever thought about swapping the carport and garage?
The utility room has 2 doors and 1 window. A lot of space that is lost for technical equipment.
Maybe reconsider the front window.



It’s just as much a fad as the modern villa.
Either you plan it properly or leave it. What is supposed to fit in a 1.20 meter x 0.8 meter island?
Probably not a cooktop? So that the first row at the dining table can be live spectators?
Sure, there are great solutions for downdrafts... e.g. Bora. Nice gadget.



You can leave out the pantry. What should go in there that wouldn’t also fit into a kitchen cabinet?
The kitchen is big enough, you can plan something decent and without an island the dining area also has more traffic space.



Maybe I’m old-fashioned, but for me the word BATH has something to do with bathing. Under 5 sqm with WC + shower is a guest WC to me.

Why all the corners and edges, for example in the dressing room?
You can surely straighten that out.
I find a window in the dressing room inconvenient, there a large mirror could hang instead.



If you plan from the start and furnish with Pax like here, then do it properly, so that no additional corners appear.

Is the property located in the second row because of the long access road?

Regarding the house layout ... children's room and children's bathroom are inconveniently positioned relative to each other. The child always has to pass by the living room entrance and the front door to get to the bathroom. The child has a northeast-facing room.

Parents ... a 200 cm Pax wardrobe and 300 cm Malm chests of drawers just fit, and for that, you then place a double bed in over 14 sqm.

I see wall thicknesses like .. you should plan realistically there.

Kitchen island with dimensions (approx. 140x80 or so) .. well, the pantry also seems relatively useless to me. Utility room ... does this absolute access to the garage bring anything?

Positive ... terrace access from the kitchen

Thank you very much for the numerous really helpful contributions! Some glaring issues have been addressed (wall thickness, pre-installation walls...).

I will sit down in the next few days and make some changes and then present the result here again.

First of all:

yes, 2nd row.

Utility room to the garage
In my idea, I drive to the garage every day and then take the path through the utility room to the hallway and I imagine that to be very practical, especially in bad weather (dry shoes in snow, etc.). Is that unrealistic?

Dressing room
Since we also have to sleep during the day and a bedroom directly adjacent to the hallway is not very quiet / you hear every noise from the hallway, the dressing room is a must for us as a buffer.
2m Pax + 3m Malm (4 drawers) are also currently completely sufficient for us. These pieces of furniture will be taken along.
Window will be removed.

Pantry
I wouldn't know where else to store vacuum cleaners, brooms, ironing board (tall upright items) out of sight. The utility room will be even smaller in the new design. So there will be rather less space there.
I would no longer equip the pantry with a normal door but design it from the outside like a wall cabinet. I also wouldn’t know what to do with the freed up living space (except put a plant there, plants are always good ).

Kitchen island
We will make it a work island. We like the idea that more than two people can work together in the kitchen casually (with friends).

Children’s room
Northeast orientation, what disadvantages are there except that it’s a bit darker?
I also can’t think of a solution to swap the children’s room with, for example, the guest room without completely overturning the entire floor plan...

Bedroom
Do long running distances for pipes really matter that much? Financially? Or otherwise?

Throw this floor plan away... Crumple it up... Destroy it! There are too many things that were done amateurishly. Sorry, but even several posts here don't seem to make you realize that.

The reasons are understandable, but I think this can be solved better than this walkthrough corridor.



In my opinion, it is better to have a darker bedroom than a dark children’s room.
On the one hand because of the temperatures, on the other hand, the children’s room is more a place to stay than the bedroom.



If you don’t implement other solutions, it feels like it takes forever until warm water arrives. Our pipe runs are by far shorter and it still annoys me. I am a bit spoiled by the last apartment with very short pipe runs from the boiler to the faucets.
