You enter the house and are in a rather narrow hallway. That is still manageable. But to end up in another narrow hallway in the next step is depressing. Besides, as a guest, you then stand in the private area of the bedrooms etc. That is unfortunate. The direct access to the living area, on the other hand, is liberatingly bright and spacious. The small utility room will really be a problem for you. When I think only of Yvonne’s list with stuff for the utility/laundry room, where the building services have already been removed:
still need storage space: broom, mop, vacuum cleaner, handheld vacuum, window cleaner, dryer for wool/sports/hand wash, laundry basket, space for ironing board and basket with clean laundry, washing machine, dryer (preferably stacked), cleaning supplies, electrical appliances for kitchen (fondue set, roaster, deep fryer, baking pans), canning jars, freezer or beverage cooler, shoe cleaning supplies, recycling bag, beverage bottles (crates, juice) a few supplies, bags and sacks for shopping, decorative stuff (2 boxes of Christmas decorations, 1 box Easter, 1 box general), wrapping paper, office folders, writing stuff, office supplies, red light lamp, medicines, photo equipment, hobby stuff (badminton set, fishing rod and such must stay outside), manual tools, drill, cordless drill, a few paint buckets, white paint, brush and roller, electrical stuff, light bulbs, batteries, vases, spare cutlery, picnic basket, small step ladder, 2-3 flower pots, empties, dog food, cat litter box, 15 liters emergency water, sewing machine, fabric scraps, plant sprayer, suitcases, travel and sports bags, carpet and tile leftovers, etc. You can probably cross off 2-3 items, but very likely I forgot quite a bit.
...for that you have 0 space. Two considerations regarding this: 1. leave out the guest toilet. Yes, then guests simply have to use your bathroom for the toilet. There are acceptable solutions for that. In small houses this is not a big deal and quite common. Of course, that means one less toilet for you as well – for four people already a concern. or 2. build an anteroom and extend the utility room in the process. Yes, that requires a roof extension and that costs money. But with not even 7 m² for all the technology, laundry and the above stuff you won’t manage for four people.
