City villa floor plan - suggestions for changes?

I had already suspected a Frankensteiniade of this or a similar kind. It is your money and your property – too bad for a house that doesn’t fit. A grandparents' annex house designed for young holiday guests instead of older permanent residents is no good. A lawyer with mediation experience seems to me a sensible investment here. Somehow it must be possible for you to obtain an equivalent contractual object from the manufacturer, or for them to be stuck with a house that didn’t fit from the start. "Show graphic" and then "+" helps me (laptop).

Unfortunately, I can't fully represent the whole thing 1000%, my program can only handle one decimal place accurately. I also didn’t map every detail, just the key points. Some I changed on my own authority right away, others I deliberately left in for discussion.
By the way, I find such a scribble sketch from the manufacturer at over 500K somewhat strange, but okay.

Overall, I find it quite okay. A few bottlenecks still need to be fixed. First there is the wardrobe. Here a cabinet 50cm deep and 1.50m wide is shown, which would already be more like a mini wardrobe. But even that is not enough. In my opinion, the guest room has to become narrower here.

Also, you can hardly get past the sink in the guest WC (shown here in standard size). When stepping out of the shower, there is hardly any space to dry yourself - that is very cramped. The utility room is with 5.3m² also below average. What is supposed to go in there?

In the extension, I only wonder if this laundry room cannot somehow be removed and the machine better integrated into the bathroom? What is this KBE? The controversial ventilation system? If so, you might want to assert your interests a bit more resolutely.
I once recessed the wardrobe into the wall - for that, the hallway is only 1.20m wide. I find that better than just an 80cm shower or something similar.

Upstairs, as suspected, the bed is depicted much too tight in your sketch. Here you can clearly see that behind the door it is impossible for cabinets to stand if you want a standard bed. By moving the bedroom door, the utility room also becomes bigger, which benefits it.

What is the purpose of this door leading to the back in the intermediate building? Does it have to be there?
If it were mine, I would choose this position for the technical room and expand it further. A bit wider, so that a wardrobe can fit in the extension and the technical equipment in the room behind. For that, the technical equipment inside the house would be removed. With the gained space, I enlarge the living room, workspace, and the guest WC.

Of course, the question remains whether this is technically and financially feasible.

Mother occasionally needs a walker. Limitations are rather increasing.

Sockets high
Doors 100 cm wide
Storage room gone

Bathroom and bedroom lack space
The bathroom in Kaho's suggestion works somewhat compared to the wet cell

70 cm space between bed and wall
is sufficient without aids.
Walker is not, helper neither

But where to get the space from?
