I will definitely take some suggestions into the conversation with the planning office and hopefully they can be implemented.

Unfortunately, I can’t represent the whole thing 1000%, my program only allows one decimal place. I also didn’t depict every detail, just the key points. Some I changed on my own authority right away, others I consciously left in for discussion.
By the way, such a scribble sketch from the manufacturer for over 500K strikes me as a bit odd, but okay.

Overall, I think it’s quite okay. A few bottlenecks should still be fixed. First is the cloakroom. Here a 50 cm deep cabinet with 1.50 m width is shown, which would be more like a mini cloakroom. But even for that, it is not enough. In my opinion, the guest room must become narrower here.

We had planned anyway to build a large cloakroom under the stairs for the not everyday shoes and jackets. I think only something relatively small will actually stand at this point.

Also, you can hardly pass the washbasin in the guest WC (shown here in standard size). If you step out of the shower, there’s hardly any space to dry yourself – it’s very tight.

The utility room is also below average at 5.3 m². What is supposed to go in there?

Actually only the ventilation system and maybe a shelf. We heat with a gas boiler. The tank is located underground in the garden.

In the extension, I only wonder if this washing machine room could somehow be omitted and the appliance rather integrated into the bathroom? What is this KBE? The controversial ventilation system? If yes, maybe you should assert your interests a bit more resolutely.

Yes exactly. We had also considered outsourcing the washing machine. However, rather into the kitchen.

I once recessed the cloakroom into the wall – for that the hallway is only 1.20 m wide. I find this better than just an 80 cm shower or something similar.

Upstairs the bed is, as suspected, depicted way too cramped in your sketch. Here you can nicely see that behind the door it is impossible to have cupboards if you want a standard bed. Moving the bedroom door also makes the utility room bigger, which suits it well.

A larger utility room is of course a dream

What is the door at the back in the intermediate building actually for? Does it have to be there?
If it were mine, I would select this position for the technology and expand it further. A bit wider so that a cloakroom can fit into the extension and the technology into the room behind it. The technology inside the house would go away. With the gained space, I would enlarge the living room, workspace and the guest WC.

We had asked about that at the beginning, but were told it would be too costly. Would probably have to go through special requests.. But really a great idea. I will definitely inquire again whether it could somehow be possible after all.

Yes, that is the problem. We are a little afraid that it would blow our budget if we outsourced the technology room. But when I see it as you have drawn it, it really seems to be the only 100% satisfactory possibility. Otherwise, we would just have a tiny guest bathroom and grandma and grandpa no storage space at all..
