Our floor plan - suggestions for improvement?

You can put the coat rack in the hallway, right, or what do you mean?

I think if we install a bigger door in the guest toilet, it will get quite tight in terms of space, since it’s already so small, isn’t it?

I’ll have to look for this L-solution.

The hallway to the dining area will remain open.

A reasonable wardrobe is 60cm deep and for 4 people at least 1.20m wide, I would say. With your hallway measuring 2.50m - 1m for the stairs and 60cm for the wardrobe, there remains 90cm of passage. That would be too little for me in the entrance area. That's true. But there is also a narrower door planned to the pantry (which I would paint anyway) and to the storage room on the upper floor. On second glance, I also notice that the door to the guest WC also opens into the hallway. That means your doors differ not only in width; for the guest WC the door leaf is on the hallway side and for the utility room on the room side. That is not acceptable to me. And since we are on the topic of the guest WC: Have you only planned a shower in the house? Take a look here: Have you considered the issues of sound transmission and drafts?

Yes, we have, that will be changed in the final planning.


The plan was once to place the wardrobe under the stairs. They are open. I still have to check the measurements.


Yes, we still have to have that changed as well. Really not acceptable.
Only one shower is planned. Also because of the space.




Not really.
We have a ventilation system, if that even matters here.

Somehow, I find the dining area and living area a bit awkward. Both have a section at the bottom of the plan that cannot be used properly. That’s about 6 sqm in total. The bay window with an interior width of 251 cm is also not really usable for the table... you can already see it, otherwise you can’t get past the corners at all.

The TV distance is probably still a bit large for a current standard TV.

How is the transition between hallway and living room intended? Looks kind of open. If there is a wardrobe under the stairs... hmm.

For the children's rooms, I would probably prefer wider windows with a sill instead. In my opinion, they let the light into the room better, at least over a broader area.

I find it a bit risky for Child II. If they want to go to the toilet at night "half-asleep," they have to pass right by the top of the stairs. It wouldn't be suitable for me, unless there is a gate there.

My regular TV is 165 cm large.
The transition to the hallway was intended to be open.
I found floor-to-ceiling windows nicer.
My wife also preferred wider ones. But a French balcony is not an option for our house.
