City villa floor plan - suggestions for changes?

Anti-bays cost almost the same as bays, only that here you pay the extra price for less space :-(

Now that's what I call confusion.
Am I correct in assuming that the whole thing will still be mirrored? Also, is the designated HAR the guest room or the 3rd child’s room?

A bold decision with the recesses. I admit, I also like the kitsch. It looks really cool from the outside. Inside, you usually have to make big sacrifices for it. In the end, you have to weigh whether they’re still worth it. I think it’s still okay here. The biggest drawback I see is the relatively small living room – but with 3.70m it’s just barely okay.

What, in my opinion, significantly spoils the joy here is the kitchen wall. That thing causes double and triple problems: It divides the space so unfavorably that there is nowhere left with enough room for the dining table. On top of that, this space is now really ugly and uncomfortable. The whole living room is chopped up and the dream of wide open space is gone.

I would therefore consider putting a wall in front of the stairs to create a nice, large open kitchen with an island. (I hope the stairs weren’t exactly a designer folded-plate staircase made of glass, the childhood dream of the client.)

The wardrobe has already been mentioned. I would also check the space for the bed one more time. Maybe it’s better to leave out the cabinets behind the door there. The bathroom layout is also still a bit unclear regarding the measurements – but everything solvable.
I wouldn’t have any windows removed anywhere.
Otherwise, I think it’s quite good. Of course, I’d love to see it when the time comes.

As you draw the mirror image, it does not fit the site plan.
Are the floor plans oriented north? The terrace is on the south side, the street on the north side.

The budget will not work.
There are missing contingencies, additional building costs, garage, carport, landscaping. We have all of these additionally in the budget.

The entire floor plan is determined by a hallway. According to the architect, this cannot be changed. You would have to change the whole house for that.

Be sure to draw in the correct furniture to scale.

You enter the house and hang up your jacket. Uh, where?
A cloakroom is missing. Five hooks on the wall are not enough. A cloakroom is planned between the practice and guest bathroom. Here the doors to the rooms open inward, not as drawn, opening toward the hallway.

Bathroom on the ground floor. Mini shower, a 77 door hasn’t been used for 40 years without necessity. There would not be a lack of space if planned more functionally. Unfortunately, we have no other way to accommodate so much on the ground floor.

Building services room very small. Maybe everything fits inside, but no box of water fits. There is no storage space.

Please furnish the study.
Where is the visitors' entrance? Visitors enter through the floor-to-ceiling terrace doors of the study.
Visitors’ toilet on the ground floor is the guest bathroom.

Cooking, eating, living nicely grouped around the view axis of the hallway.

Grandparents cannot come to eat if a third child arrives. There is no space at the dining table.
The children’s toys are nicely located in the stylish view axis entrance - garden. There is no view of the little ones from the kitchen. Do you have a suggestion for improvement? We are very bothered that you cannot see the children.

The living room can only be furnished with small two-seaters, one of which stands in front of the window.
Where will the terrace be? On the entire south side (currently kitchen and living room).

Upper floor
Now, directions would not be bad.
I assume the master bedroom gets the south side and one child the north.

Large gallery with what purpose?
Large master room with an extremely dark dressing room. Has floor-to-ceiling double windows.
The windows that are crossed out must definitely be put back in. There are other formats besides floor-to-ceiling.

On both floors the dominant hallway/gallery must go. Replace floor-to-ceiling with normal windows.
More function, less form.
The children get relatively small rooms for sleeping, homework, playing, friends. We also don’t like that, but we don’t know how to change it.

Parent area
Build the utility room so that later rental is possible.
Barrier-free is not given.
The same wet cell as in your part. The grandparents should actually also have a walk-in shower. At least that is what we communicated to the architect.
No cloakroom.
No storage space.
