So, is the trench part of this 6 m distance to the property boundary? The red line: therefore means building boundary and then 6 m, of which the first 1 to 2 m slope off and the remaining 4 m lie somewhat lower?

And yes, try to determine the tree position a bit more precisely.

No, of the 6 meters, maybe 1-2 meters are slope, and the rest of the ditch should belong to the municipality. But strictly speaking, only an official authority can say for sure. So 4 meters lie on top. But that is then the row that still needs to be planted with trees. This means the house will be close to the ditch and the trees. Therefore, our idea was to rather place the house near the building boundary to the north. I will measure again and maybe take another picture...

And here is the floor plan... As mentioned, the living room and kitchen are okay like this... The rest... not really. Also the door from the bathroom to the utility room, I could live with that, Stephan finds it bad. It would be the laundry room directly next to the bathroom... But the question is how the bathroom should look then... Also whether the utility room really makes sense like this... And the office should rather be accessed from elsewhere, not from the kitchen.

So, I don't know how else I could describe it.. The 6 m building boundary is partly at the top, but 1-2 meters have a slope. The slope is flatter towards the southeast and steeper towards the west...

And since the house needs additional foundation to reach the height of the sewage shaft on the public street, I would be reluctant to build at the building boundary there. Because then the trench might also have to be filled and reinforced...

(Our access road only connects to this street after 20 meters.)

So if we build near the trench, we really need to measure again how far back we could go without causing problems with the trench and the additional foundation. But I would have to check that for your floor plan just like for my square bungalow. Because I wouldn't want to see it too far forward either...

And the tree is about 20 or 22 meters from the street corner on the building boundary. And also about 20 meters from the property corner in the southeast.

For the mason, the corners are only a minor extra effort. The roof is not complicated here either. Whether to cover the terrace or not, the floor plan doesn’t force you to do anything. The foundation slab for the terrace – if you want one – is not made together with the house’s slab in one piece for thermal reasons.

as requested, a picture of the ditch...

we might fill in a bit, the slope here is a little flatter. Further back it is steeper. But we would prefer if the house were not so close to the ditch.

Hello, to basically complete the topic, attached is our implementation. Thank you all for your ideas and tips. There simply was no solution to accommodate all rooms on the ground floor that we completely liked. But I implemented my terrace doors instead of windows facing the garden and the ditch. Attic: [ATTACH alt="IMG-20191014-WA0017.jpg" type="full"]39527[/ATTACH] We decided on an expandable gable roof (living area approx. 50 sqm). Thanks to !! It will be insulated "soon". We will build the 2 children's rooms in the attic ourselves (drywall, underfloor heating). Heating and electrical wiring are prepared accordingly and can also be implemented by us ourselves. Each gable side will have equally sized floor-to-ceiling windows. And roof windows for the hallway (staircase) and small bathroom upstairs are in place. Ground floor: The children's room 1 indicated on the ground floor plan will become my study after the attic is completed. The "living area" has sun from morning to evening. That was an idea I included from the forum into our planning. To bring light from the south into the parlor as well. Only the bedroom I might have made 10 to 20 cm wider. But more so out of feeling. No more space is needed. (The long wardrobe is also only temporarily in the bedroom; it will go into the study.) The living area certainly looks very "rectangular". But with furnishing and wall design it will be loosened up. And the two terraces (connected around the corner), accessible from the terrace door in the kitchen and the terrace door in the middle of the parlor, are an essential part of this living area for us and will be implemented accordingly with furnishings and partly roofing. We widened the guest WC door. In the drawing it is still shown narrow. Best regards Addition: The poplar was felled. This was already planned in the development plan with other new planting.
