Nordlys there are probably regional differences in additional construction costs. With us, the construction electricity including installation, dismantling, and monthly inspections has already cost over 1000 euros, without any kW included.

With us, the additional construction costs without the exterior facility, garage were about 40,000

A basic idea of how one could also divide it. Basically a larger central section with a recessed parent and children’s block. I would still adjust the room layout and also the central block and do not find it ideal in the example shown.

My main concern here was first and foremost the basic concept, fitted into the site plan. I would equip both children’s rooms with windows facing west. I would adjust the bedroom with sleeping area windows facing east/south.

Around the house there could be plenty of terraces, all accessible from the central room. For every sun and heat situation the perfect seating spot. In the summer evenings, between kitchen/central room and garage, the barbecue evening with the last rays of sun from the northwest.

If you like the basic idea, we could make some adjustments to the floor plan.

And even if you are allowed to exceed the building envelope by 1 1/2 meters with a bay window, I don’t see this as the "simple house" that is drawn here. What I drew is irrelevant, as you cannot plan to this scale. It was only about the building envelope.

Unless this is a completely different site plan that we are not shown here, but probably knows now, I see hardly any possibilities for a bungalow – even if the building envelope is exceeded here and there. After all, the terrace must also be located within it.

Is it 26.1 or 36.1 in the West?

If 36.1, then I was mistaken, then it is 10 meters more, and then everything relaxes [emoji4]

Edit: I just see, I have omitted 6 meters anyway. In that respect, I also see a nice bungalow on the property

It is 36.1 m .. and I simply took the site plan that you also linked and roughly scaled it into my CorelDraw. That’s also why the dimensions show that it didn’t come out accurate to 10 cm.

However, I had first read 26 m, and when I measured my scale adjustment, I always ended up at 36 m on the side and then enlarged the graphic a lot. Then you can see that it is probably 36 m.

Unfortunately, a graph paper notebook can't do the math backward. Too bad! Well, better this way and a space for a bungalow.
