Can hardly read. A detailed site plan with street layout and sketches of neighboring houses would be good. Then a few measurements with building lines of the property. Maybe all that is already in your floor plan, then save it as a PDF, so it might be possible to enlarge and read it. Is that supposed to be the motorhome parking space all the way on the left? Why exactly is the master bedroom facing southwest ... it will be one of the warmest rooms. Is the street really that busy? Is the ridge direction predetermined like that? Is there really such a U-sofa? That makes the large room somehow feel like rooms within a room again, all so enclosed. You would get the evening sun in the southwest in front of the bedroom ... but it's the bedroom and shaded by the garage.

Due to the previous development and the original plans of the seller, 60% may be built upon.

I will take another look at the envelope surface to floor area ratio.

The calculation is based on 3 available offers, due to the "simple" floor plan, standard windows, and gable roof. With realistic own contribution, including the base plate and incidental building costs and buffer, we are currently at about 200K.
(Without land costs, without landscaping, without garage, and without approval exemption procedure).

And the railway wagon story mainly refers to the corridor. I can understand that, but it is the compromise to implement the existing wishes...

But the rest too?
With an entrance on the side, it would be completely different. But as mentioned, that doesn't fit with other ideas and wishes.

I actually find all the rooms dark. Maybe that is also deceptive, for example due to the huge sofa or floor-to-ceiling windows in the children's rooms instead of wide ones with a parapet. Your remark about becoming part of the garden made me immediately think of large windows, hardly any masonry on the garden side.

I am working on a property with building limits and dimensions. Will follow.

Neighboring houses: currently only one under construction. The rest will only be built this year. I only know that both neighbors will not build directly on the building limit towards us.

The access road only borders at the driveway.
Driveway practically only at the 90° corner, practically directly in the yard.

So the couch cannot be depicted differently, but the size corresponds to our current sofa, just one side shorter and not as bulky.
Still intended to be replaced in the next few years.

Yes, that is the motorhome parking space.

Master bedroom:
First, it ended up there because I would like the living area to face the garden.
Due to the "corner," the floor plan, property, and building limits cannot realistically be shifted backwards or downwards. (You will see that when I provide dimensions).
I also tried planning a corner bungalow, but I somehow can’t really implement my wishes there.

The ridge direction is not predetermined. (The development plan states (not literally, but in essence) that the surrounding conditions do not allow restrictions or specifications.
In that sense, it is really a dream property. And all building plots have been sold quickly because of this...

And master bedroom:
Do you think that with today’s insulation and the recent summers there will actually be a difference regarding the heat in the bedroom?
I think you have to keep windows/shutters closed at midday anyway.

Yes, about the shade on that side or the evening sun, we are still considering what makes sense.
If you stand in the backyard, currently practically coming from the kitchen into the garden, then that is actually the "biggest space for a garden."
Due to the ditch along the long side, the property seems large overall, but the "level" without a slope towards the ditch is actually very narrow...
What could possibly be changed by filling in the ditch.
But that would have to be checked (whether allowed, and costs...).

Where is the access road? Where are the neighbors?
In the south, is it supposed to be "reforested"?
At first glance, the hallway is way too massive....

200000 including incidental construction costs and buffer for turnkey, not ready to develop?

I can't read the dimensions at all. How wide is the hallway?
