Presumably, we just have to find the solution for ourselves, with the compromises we can live with... Because some priorities simply do not fit together... Unfortunately...

Sun all day "into the house," or garden in a quiet location...
Everything on one floor or possibly two...
"Paths" in the garden, etc...

Although we do wonder to what extent it is really important for the sun to shine in all year round, or whether with the size of the windows and depending on how it looks outside, enough light comes in.

So if I consider the house we currently live in, it is simply also the surrounding buildings that cast shadows. The house itself is very tall... Which accordingly also makes the side facing away from the sun appear very dark.

But how is it with a low house with large windows? Where the sun does not shine directly in, but everything around it is in the sun...

After 3 visits to the property and further considerations, especially regarding the topic of "sun," today the walls were positioned as the living area would be oriented in our 1.5-story plan. (Only now we are directly by the ditch, with the corner in the east).
So that we would use the garden towards the garage (with terrace door from the living room) and the rear garden (terrace door out of the kitchen).
But how to reasonably orient the other rooms now... I would also be open to which direction the bedrooms face for this plan.

Disadvantage here would be: we are close to the ditch and somehow divide the garden here. But if the rest might be better solved because of that?... And the bedrooms are not on the quiet side... or the children’s rooms are not facing the garden... but if more light thereby comes into the living space...

The house is still a rectangle/square, also for cost reasons. Storage space in the utility room and attic planned.

However, I still have no plan how to sensibly orient all the other rooms then.

Two children’s rooms, utility room (makes sense by the street?), with storage room or separate (possibly a small staircase to the attic like at Nordlys would be great), bathroom and guest WC, and small office... gable roof.
Please ignore the terraces in the picture, it has not been worked on yet... I was only concerned about the “living area” and the relationship to the garden and ditch...

My favorite for your building project is the floor plan of the Eskjohus bungalow suggested by kbt09 in #56. With a gable roof, I see it as cost-unproblematic.

I wanted to inquire about the costs as well.
But it’s already a few thousand more. Just between a corner bungalow and a rectangle. And in this case, the roof is even larger than with 132 sqm of living space, since not only the living space is considered.
Or rather, the inner area between the 3 rectangles probably also requires a foundation slab.
Well, I can report back when I know more.

Could you upload the floor plan from 129 only as a house floor plan with one or two dimensions? Unfortunately, it is hard to see much that way.

You always write ditch ... are you referring to the 6 meters distance you have to keep from your property boundary? I had understood that the ditch comes after the 6 meters.

Is the position of the large tree really accurate like that? So, about 15 m from the side where the street is?

The tree is roughly there. I would probably measure again.

Regarding the ditch: so the slope is quite steep.

And we think that 1 to 1.5 meters of the slope belong to the property. The poplar belongs to the property and stands exactly at the beginning of the slope.

Only an official authority could measure that again.

In your plan, I think the garage was also to be placed on the building boundary?

And the floor plan will follow.
