We never advised you to have “a second floor”!
Define basement! Isn’t a basement a “floor”?
By the way, people don’t speak of floors, but of storeys, and then there’s also the definition of a “half-storey”… but let’s get to the point:
So you’re planning ground floor + basement, because a ground floor + converted attic is 2 storeys, and ground floor + basement two storeys? o_O
You’re bothered by a staircase leading to the attic, but not by one to the basement.o_O
You put necessary rooms like laundry room, technical room, storage room in your other storey (basement), even though the staircase might cause problems someday.o_O
You give yourself an argument that is basically unsustainable, because you are planning two storeys, so with a staircase. That will be an obstacle for you if you get knee problems at 50.
Furthermore, you’re planning “2-3 living rooms with daylight” in that basement. Meaning: you’re planning 2-3 additional living rooms in the basement, so finished with electricity, bathroom? (there was something said about parents) (-> lifting station), heating, ventilation, adequate daylight illumination and a ceiling height that makes a basement room a living room, so that it is even allowed and approved as a living space. You only get daylight in a basement with special daylight shafts, so real windows and then a huge excavation, there are several possibilities. But these all have in common that they have to be on the outside wall of the house (since they are basement windows) and pose a danger of accident to children playing in the garden (not to mention security against break-ins).
So they must be properly secured again, but in a way that they can still provide a second escape route. -> fall protection, escape route from inside to outside.
All this turns a simple basement into a living basement.
Meaning: 180sqm basement = 180,000€
180sqm basement in living quality (I assume half of that, since the freezer and utility room do not have to be developed, but adjusted ceiling height), so 90sqm basement + 90sqm living basement = 300,000€
The attic remains cold, but you have 180sqm of space that no one sees because it disappears in the basement. Most of the space is hardly needed anyway (180sqm for basement is really a lot) and if the kids party down there, two rooms on the ground floor suffer.
As I said, you are not the first to come up with the idea of a bungalow.
According to your argument, it would be more logical to let your basement stairs go up to the attic, because it’s already there. Just leave the basement out entirely.
The rooms that will still be necessary in old age or with knee problems are planned on the ground floor (You remember: "We want everything on one level ourselves...."). Small freezer room, utility room next to the kitchen… all bungalow-like, and all for you.
A room that can serve small children near the parents and then two rooms plus bathroom in the converted attic, which the children can move into as soon as they reach school age. A construction effort hardly worth mentioning, maybe 50,000€. Windows that see the sky instead of the concrete look of a light shaft.
That would be a separation of spaces (children//parents). And when the kids fly the nest, the two rooms in the attic of 40sqm don’t hurt if they lie fallow, get converted into a fitness room, or the grandchildren sleep there sometimes. In any case, you would have your level and what is up there doesn’t bother you.
Where is the catch now?
You invest 250,000€ more for less living comfort, then later have a huge basement that you might not even be able to enter for laundry in the worst case and still have two empty rooms on the ground floor... and think: I would have preferred freezer and utility room here...
I am happy to explain our view on the subject of basements in more detail.
Utility room, laundry room, big sauna room, min. 50sqm, hobby room, office/playroom/guest room, bathroom... all that should find space somewhere.
We had the idea of making 25 DN... But we no longer find the proportions of roof/ground floor optimal with this DN... Besides, only about 50sqm would have come out of it.. 22 DN is still quite nice, but nothing really comes of it..
So it remains basement or 11.5 house. Of course, it is two floors in any case, but the basement just isn’t noticeable. In my eyes a bungalow also has a holiday feeling and you can cover the angle as a terrace without having to add anything extra. Visually a difference.
The basement should get, for example, a mini terrace behind the garage on the east side. About 2x4m with exit and stairs. That should make 2 living rooms possible. Meaning kids or parents would later have their own entrance. Until then, I gladly go outside after the sauna. The remaining rooms with light shafts.
Again, I registered in the forum to get tips and experience reports. I am very grateful for that. But constantly harping on that the basement is unnecessary is getting annoying at some point.
My original thought was to have the stairs completely behind a door, meanwhile I can come to terms with doing it differently.
