Bungalow floor plan 160-170 sqm with basement

best ... in the other variants, especially one child's room has only west-facing windows, which means less light in winter.
And I also prefer the main terrace in the southwest ... very pleasant on nice summer evenings.

Unfortunately, that is desired or not feasible on this large area with a maximum width of 15 meters.
I can still “throw one out” if I rotate the whole thing by 90 degrees and thus have the entrance come from another side... provided the weather is not suitable for being outside and my work allows it.


I also thought a bit of you when I designed the south rooms ;)
It’s not for me, though, because I don’t like the entrance to the open-plan living area.
I think it has even more potential if all people shared a bathroom in the middle, where the shower bathroom is now? What do you think, Kerstin?

Thanks, that is also the idea... Whether full basement or partial basement, the architect still wants to calculate whether it really makes sense....

I hope it is permitted for a new member to share his views here without them being understood as inappropriate criticism.
I hadn’t even tried placing the bedroom on the north side, because it seems illogical to me to put the relaxation room just 4 m away from the street... Furthermore, the terrace is way too small... It would barely be enough for 3-4 people... It would be quite tight when having visitors... In my design it is almost 6 m long.
Otherwise interesting approaches, which might really help me further.. Thanks again....

Honestly, the orientation towards the terrace is also not fixed yet... southeast, more shelter + morning sun, but southwest --> evening sun
No idea what would be better.....??? There are probably different opinions here as well....

If we agree that it would be sufficient to separate the children’s rooms from the bedroom only by one bathroom + possibly a dressing room, then ’s floor plan looks the most harmonious to me... Maybe just change the living room design a bit and it could work for us....

I fully agree with you, very little garden remains.... We do have a 6 m wide meadow behind the garden and then 6 m high trees before the next properties will eventually be developed, but maybe we should consider compressing the depth a little more... Lateral distances could be larger, but I don’t find that a problem....

It’s really terrible that when you talk to 10 people, you get 10 different opinions..... Especially when trying to gather experience... Everyone praises their own solution and would always do it that way again......

Yes, everyone praises their own. Here you are most likely to find builders who say it was not optimal. Walk through the apartments and houses with open eyes. At your parents-in-law’s, the narrowness at the dining table annoys you, at your friend’s you like the guest bathroom, in the bedroom the small distance between bed and wall bothers you, and yes, your cousin has to stand sideways to get to the oven. Take that into account, make notes. Diplomatic questioning goes without saying. Wow, your guest WC is so compact, what are its dimensions? You don’t have to say "It’s so tiny, every time it bothers me that I almost have to climb over the bowl to get the door closed, and no one can wash their hands at the tiny sink without getting wet." Everyone understands that you need a feeling for measurements and dimensions. I’m just afraid the floor area ratio will throw a wrench in your plans. Bungalow, garage, terrace, light well, outdoor stairs – that adds up to quite a lot. Bedroom facing the street should be no problem. At least in our house, you don’t hear much of it and we live on a main road. Garbage truck and refrigeration truck at the bakery are the noisy candidates.

Yep, that's exactly how we've been doing it for a while... You immediately notice what you like or don't like... I have already asked some acquaintances for the floor plans (not just bungalows) to get a feeling for the measurements....

Floor area ratio getting tight: 0.4 x 660 = 264

If we could compress a bit: For example 14 x 14 = 196 (incl. terrace) Garage = 36 Light courtyard = approx. 10-15 Driveway, entrance?

I think roof overhangs aren't looked at too closely...?
