From when is a room considered insulated? I mean, why is (presumably) 36.5 bricks considered insulated and 17.5 not?

The Energy Saving Ordinance has its pitfalls. Having 36.5 or 17.5 plus ETICS alone is not enough. Even in a single-family house built in such a way, the masonry alone would not be sufficient to comply with the Energy Saving Ordinance. Even if the bungalow were basemented and thus sensibly installed the technology in the basement, the utility room would have to be insulated both from the outside and adjacent to the interior rooms. Since hardly any builder wants insulation on the interior wall (not even in the basement), the entire basement is wrapped with 12 cm insulation; sometimes a not insignificant cost factor. What kind of oddball is this?
If you subtract the guest WC plus hallway from the 12,something, 6 remains, and for the office. The T-solution doesn’t work space-wise at all, the pantry is also not walkable in depth according to the proportions, and even less can a washing machine be operated there.
The hallway is unnecessarily large.
For the proportions of the rooms, the living spaces as well as the kitchen are thoughtlessly too large – the master builder probably doesn’t know much about room sizes, does he?
Whether studied or not: practice should be implementable. Even if only geography was on the curriculum.

everyone has a bad day sometimes. Welcome here and be nice to the women. ;)

Bungalow on BP without a basement with 110 sqm is ambitious, basically like our ground floor. I’d have to check, but it should be roughly that size. You can take a look at our ground floor plan, besides the classic living/dining/cooking areas, we also planned a bathroom + sleeping area + office there.

Entrance under the CP would be nothing for me. Is the CP on the property boundary? Then there are surely regulations because of the technology, I also have my doubts about that. Even a garage with a roof terrace loses its status and is not allowed to be built on the boundary.

If already a bungalow, then plan everything barrier-free, we’re all getting older. So at least 1m doors in the important passageways.

A lot has already been said about the room layout.

I think we have talked past each other. I will try again more concretely: My garage is built with 17.5 masonry on the property line and permitted. Would a masonry wall with 36.5 have been forbidden -> because insulated? If yes, where is the threshold?

If 36.5 is not forbidden, then I would have a technically sufficiently insulated room for the technology. Or where is my error in reasoning?
