What about things like rainwater drainage? Splash protection strips? Front door entrance platform? Building survey after completion (cadastre office)? I would estimate just these few items at 20,000 €. And even then you would still be sitting in the dirt and walking over pallets into your house... But I am not a professional, have actually never read a construction specification and don't know the tricks. My impression, however, is quite clear: at least 100,000 € are missing here for additional work and then I would plan an extra buffer of 10-20%.

The external development is certainly included in the plot price. That means that electricity/water/telecom and possibly gas are available up to the street. What you still have to pay for is the internal development. Budget 5000 to 7000 euros (without gas, I’m not familiar with that because it was not connected in our case). Internal development means the connection from the street to the house.

€100,000. What nonsense. I've never heard anything like that. My father will make the entrance platform. Surveying is also included. As if a house would cost €460k with 127sqm without a basement and with land in the countryside. Now that’s enough.

Oh, I typed that wrong. External development costs 0€ because it is included in the purchase price, and for the internal ones, even 13k are budgeted in our cost estimate.

Where does the 460k come from now? Have you already planned 360k for the house? I have to admit that I don’t have every post from the previous 27 pages in mind anymore

I have just built 160sqm without a basement with a plot in the countryside. And by the way: with significantly more personal contribution than you want to put in. Therefore, these are only my subjective experiences.

The entrance platform cost us 2,500 euros in materials. You simply say nothing about the other points (rainwater, splash protection, other outdoor facilities).
