1. General Description
A finished residential building will be constructed according to the following building and service description (excluding services according to §10).
2. Planning Phase and Contact Person
An experienced construction team is available as a contact person from the very beginning for the construction of the house. This team accompanies the client until the handover of the keys.
We accompany you during construction preparation and throughout the entire construction phase on site!
Which services are provided by ZuHause Bau GmbH and which are to be provided by the client are shown below.
Required contributions to the building application to be provided by the client before the planning meeting:
· Proof of property rights of the plot (current land register excerpt, notarized purchase contract)
· Current certified cadastral excerpt in original
· Information about the immediate neighbors
· Development plan (if building area), textual and graphical part or local statute
· Officially surveyed site and elevation plan, scale 1:250 or larger
· Existing plans and statements of utility providers
· Sketch of the desired location of the house on the plot
· Application for water supply, drainage application

Construction preparation meeting
In the construction preparation meeting, the client receives the construction preparation folder, which accompanies them during the construction preparation period until handover of the house. The construction preparation folder contains a guide that allows the client to familiarize themselves early with the house, its equipment, and important planning details. This enables the client to make necessary decisions concerning the house without time pressure.
Soil survey
To safely found the house on your property, a soil survey must be available before the start of planning work. The creation of the soil survey is included in the fixed price for your house.

Planning meeting
In the planning meeting, the results of the soil survey are discussed with the client. The property conditions are checked. Should additional costs arise from deviations, these will be coordinated and agreed with the client.
Furthermore, the basis for planning your house is finally determined. After the planning meeting, the planning services will begin. Therefore, changes after the planning meeting are associated with schedule delays and additional costs and require coordination with ZuHause Bau GmbH.
Planning services
Complete building application documents with structural engineering and proof of energy-saving thermal protection according to the Energy Saving Ordinance, including the necessary ventilation planning, will be created. The building application drawings at a scale of 1:100 are produced using a CAD system. Furthermore, the calculation of the enclosed volume, calculation of floor and story areas, as well as living and usable areas, is carried out.
Heating system planning, including heat load calculation and pipe network calculation, is performed by a specialist planner for building services engineering.
Official inspection and approval fees are not included in the fixed price.
For the execution phase, all necessary construction plans at a scale of 1:50, as well as the necessary detailed plans considering the soil survey, will be prepared.

are prepared. The client will receive all the documents needed before construction starts to demonstrate to the authorities that the construction project complies with the applicable public-law regulations.
The following documents will be handed over to the client:
· Building application including all required planning and proofs
· Structural engineering proofs – as required by authorities
· Sound and fire protection proofs – as required by authorities
· Energy Saving Ordinance or EEWG proof
Upon completion, the client will receive all documents required to demonstrate to the authorities that the construction project has been executed in compliance with the applicable public-law regulations. The contractual parties agree that the contractor must hand over a construction management declaration to fulfill this obligation. Should authorities require further proofs from the client, the contractor will provide them.
Building application
The complete building application documents for the building permit will be handed over to the client for submission to the responsible authority.
Official inspection and approval fees (e.g., fees for issuing the building permit) are not included in the fixed price of your house.

Kick-off meeting
In the kick-off meeting, all prerequisites for the start of construction are discussed and mutually agreed upon in a protocol.
Furthermore, the protocol contains the information required from the client for an undisturbed start and process of construction. This also includes all fittings and materials specified in the selection process.
3. Construction management and external supervision by building inspector
The construction management of ZuHause Bau GmbH coordinates the craftspeople, carries out quality checks, and supervises the execution of individual trades on behalf of the client.
An independent building inspector from DEKRA is responsible for checking your house during construction and shortly before handover. The external supervision applies only to services provided by ZuHause Bau GmbH, not for any owner-provided work.
At the client's request, we certify the house construction by a construction-related property inspection by DEKRA.

4. Construction site setup
The construction site will be equipped by ZuHause Bau GmbH with all necessary tools, scaffolding, and a site toilet.
The client is responsible for arranging the installation of temporary construction electricity and water connections on the property; these must be available at the start of construction.
Packaging waste and construction debris resulting from the services of ZuHause Bau GmbH will be disposed of by ZuHause Bau GmbH.
5. Safety and Health Protection Coordination (SiGeKo)
The general occupational safety principles (§4 Occupational Safety Act) must be observed by the client during planning and execution – regardless of the size and type of construction project. The client is responsible for ensuring that the general occupational safety principles are observed, submitting a prior notification to the responsible occupational safety authority, appointing a safety and health coordinator, developing a safety and health protection plan, and preparing documentation for future work.
This was regulated to improve safety and health protection of workers on construction sites as the implementation of the EU Construction Sites Directive in the Construction Site Ordinance, which came into force on July 1, 1998. The contractor provides this legally required service free of charge.

6. Earthworks
Topsoil is removed up to a thickness of 30 cm. Excavated soil remains on the property. The missing height is replaced with frost-resistant material. Where geotechnically necessary, the foundation cushion is increased up to 45 cm. On the frost-resistant material, a separation layer of plastic sheet is applied.
The house entries for supply lines are realized as water- and gas-tight multi-utility house entries according to respective local utility providers’ regulations. The empty conduits of the multi-utility house entry for media supply to the house connection room are routed in the shortest possible way up to 50 cm before the outer house edge. Multi-utility house entries are not included in the flat rate.
Wastewater pipes with a minimum diameter of 100 mm, including fittings, are made of PVC. They are laid with the required slope according to DIN, in the shortest possible route up to 50 cm before the outer house edge.

7. Foundation Slab
The foundation slab is constructed as reinforced concrete according to drawing, with concrete quality C25/30. A grounding strip made of galvanized flat steel is installed. An additional waterproofing against soil moisture is applied on the foundation slab as protection.

8. Exterior and Interior Walls
The exterior walls are constructed with autoclaved aerated concrete (AAC) plan bricks with wall thickness according to drawings. Interior walls on the ground floor are also constructed with AAC plan bricks in wall thicknesses according to the drawings. In two-story house types with an upper floor, interior walls are also made of AAC plan bricks in wall thickness according to the drawings.
Interior walls in the attic are built as gypsum plasterboard stud walls with wall thickness according to drawings and include internal sound insulation. The walls are plastered to be wallpaper-ready (wallpaper with woodchip structure). Moisture-resistant boards are used for the bathroom walling.

9. Floor Ceilings
Floor ceilings except the attic floor are constructed as prefabricated floor slabs with cast-in-place concrete or as precast concrete floor slabs. Ceiling thicknesses according to drawings may vary slightly.
10. Roof with Roofing and Metalwork
The roof structure is made from softwood and professionally erected with all required fasteners. Timber dimensions correspond to static requirements. Visible rafter tails are planed and given a first clear wood protective coating. The width of the gutter is not included in the stated roof overhangs at the eaves.
The soffit boarding for eaves and gable soffits is made from planed softwood boards and given a first clear coating. Roof overhangs measure approx. 50 cm at eaves and approx. 20 cm at gable.
Roofing is done with large-format concrete roof tiles from Braas in colors Classic Red, Deep Red, Brown, or Granite.
The underlayment is ventilated with counter-battens and battens. For drainage of rain or blowing snow, a vapor-permeable underlay membrane is provided. The ridge is ventilated and mortar-free installed. All necessary shaped tiles and roof penetration tiles required for the service are included in the flat rate. Measures for storm security of the roof covering according to the guidelines of the Central Association of German Roofers (ZVDH), e.g., nailing of roof tiles in storm-prone parts, are implemented.
At the authority’s request, e.g., in snowy regions, snow guards may be required. These are not within the scope of services but can be ordered within other agreements.
Gutters and downpipes are weather-resistant made of titanium zinc. All necessary gutters, shaped parts, and downpipes up to the top edge of the plinth are included in the flat rate. The unfinished attic or non-convertible roof space can be used for storage purposes. A 1.00 m wide wooden boarding as a walkway is installed.
11. Plastering Work
The exterior walls receive a mineral or organic exterior plaster. The color tonality will be jointly determined before construction starts, according to the color chart of ZuHause Bau GmbH.
The surface is structured with a grain size of 2-3 mm. Window connections are rainproof sealed with a connection profile. The base plaster is separated from the wall plaster with a separating profile and smoothly rendered. The base plaster is executed starting from the lower third of the foundation slab approx. 40-45 cm high, but at least 30 cm above the planned terrain’s upper edge.
Inside, the solid walls, except in the attic area, are plastered with gypsum plaster (suitable for damp rooms), wallpaper-ready (quality level Q2, suitable for woodchip wallpaper). If a masonry dwarf wall is executed, it is clad with gypsum plasterboard. Connections to the floor ceilings receive a rounded corner finish.
The areas of the floor ceilings are wallpaper-ready (woodchip wallpaper). The joints are also plastered wallpaper-ready (woodchip wallpaper).

12. Windows and Patio Doors
The windows and patio doors are made of white multi-chamber plastic profiles, equipped with triple-pane thermal insulation glazing (U(g) = 0.7 W/m²K) with warm-edge spacer, and fitted with tilt-and-turn fittings. All casement windows and patio doors are supplied with rebate seal and single-handle fittings with a security locking part. The windows and patio doors are not only foamed but also additionally lined on the inside with a sealing fleece.
A two-part patio door element consists of a tilt-and-turn door and a fixed floor-to-ceiling window element.
A double casement window consists, at the contractor’s choice, of one tilt-and-turn sash and one fixed window element or a French window with one tilt-and-turn and one turn sash.
Railings for patio doors on the upper floor are made of galvanized steel according to drawings.

13. Window Sills
Exterior window sills are installed as weather-resistant anodized aluminum sills. Floor-to-ceiling patio doors on the ground floor receive stone exterior sills, type Granite Rosa Beta.
Interior window sills are made of Werzalit with ABS edge coating in the decors Metallic, Dolomite, Quartz, Puntinella, or Marble Bianco, at the client’s choice. Window sills in the bathroom and guest toilet (depending on house type) are tiled differently.
14. Front Door
The front door is made of white plastic, model Elisa, according to drawings. It has an off-center light panel with double thermal insulation glazing made of ISO clear glass or satinato glazing, at the client’s choice.
The front door is equipped with a 400 mm long stainless steel handle and an oval cylinder rosette. It has a three-point hook locking and is fitted with a profile cylinder including emergency and danger function and five keys. Like the windows, the front door is not only foam-filled but also lined on the inside with a sealing fleece.
15. Interior Doors
Interior doors are hollow-core chipboard doors with a Decora Basic CPL surface in the decors beech, oak, maple, or white, at the client’s choice. They come with two hinges, a warded lock, a key, and a handle set as a rosette set. Bathroom and guest toilet doors are fitted with a WC handle set upon the client’s request.

16. Staircase and Attic Hatch
An open staircase system is installed.
Beech mosaic solid wood steps are treated with the innovative TBV real wood oil, with the client able to choose between three color variants. The railing consists of stainless steel rods, square posts at the entrance and exit made of beech wood, and a rectangular handrail made of beech wood. During construction, the staircase receives step protection on the tread surfaces.
A three-part pull-down attic ladder with a thermally insulated sandwich lid (U-value 0.60 W/m²K), white-coated on the room side with hatch lid seal and 6-point locking, is installed in the attic ceiling. The raw opening size is 60/120 cm. A protective railing on the attic is not agreed upon.
17. Floor
The floor in inhabited rooms is laid as floating screed with perimeter strips on thermal and impact sound insulation. The construction is as follows:

If higher thermal insulation requirements from the Energy Saving Ordinance apply, this insulation will be adjusted.

18. Insulation and Gypsum Plasterboard Cladding
Ceilings and roof slopes in the converted attic area receive mineral thermal insulation between rafters and collar beams with thermal conductivity class and thickness according to the Energy Saving Ordinance. To keep insulation dry, a vapor barrier (PE foil) is applied on the room side. Gypsum plasterboard cladding is installed on the battens. It is plastered and wallpaper-ready (quality level Q2, suitable for woodchip wallpaper).
The connection joints between ceilings or roof slopes and adjacent elements are maintenance joints and will be closed by the client during painting and wallpapering work. The dwarf wall is also clad with gypsum plasterboard.

19. Wind Tightness Test ("Blower-Door Test")
Wind tightness is a crucial quality factor for the house. Therefore, it is tested by DEKRA experts using the blower-door test and confirmed to the client with a certificate.
20. Tiling Work
Tiles up to a size of 30 cm x 60 cm on walls and floors are planned.
Bathroom:
Wall tiles at the Town & Country material price EUR 25.00 per m² incl. VAT up to a height of 1.20 m are installed. The shower area is tiled up to 2.00 m high. Sloping ceilings are not tiled. The floor is tiled at the same material price. Below the floor tiles and in splash water areas over the bathtub and shower, a liquid seal is applied as additional protection. Wall and floor tiles are laid parallel to walls in a brick joint pattern.
Guest toilet:
The guest toilet receives a tile splash guard above the washbasin, wall tiles in the toilet pre-wall area, and floor tiles at the Town & Country material price of EUR 25.00 per m² incl. VAT. Wall and floor tiles are laid parallel to walls in a brick joint pattern.
Kitchen, utility room:
The floors of the kitchen and utility room (HAR) are tiled at the Town & Country material price up to EUR 25.00 per m² (incl. VAT) parallel to the walls in a brick joint pattern.
Base tiles, special laying patterns, other formats, as well as additional tiling works, are possible within other agreements. Connection joints between floor and wall tiles are elastically sealed.

21. Heating System and Domestic Hot Water Preparation
The Town & Country solid house is equipped with a gas condensing-solar compact unit and two flat collectors for solar hot water preparation (manufacturer Vaillant).
Heating system:
Technology:
Gas condensing-solar compact unit according to DIN/EN 677, series auroCOMPACT complying with the Energy Saving Ordinance with stainless steel heat exchanger. The nominal heating power is approx. 3.3 to 14.7 kW. Depending on outdoor temperature, a weather-guided solar system control type multiMATIC controls the temperature level. Heating cycles and hot water heating can be individually set via a time program.
Location:
The boiler installation site is planned inside the thermal envelope of the house, usually in the ground floor house connection room. Depending on the house type, the gas boiler location may also be in the bathroom, storage, or studio room (please refer to floor plans for exact location).
Air-flue system:
Air/flue gas system for room air-independent condensing boilers is concentric and routed through the roof.
Radiators:
Every finished living room (except house connection room) is equipped with pre-painted flat radiators, sized and quantified according to heat demand calculation by a specialist planner commissioned by ZuHause Bau GmbH. Radiators have individual thermostat valves allowing temperature control in all heated rooms.
Information for underfloor heating: If underfloor heating is agreed in special equipment I as per consumer construction contract, an additional bathroom heater, Sanibel 1001 bent, 1800x596 mm, is installed in the bathroom.
Heating pipes:
Pipes for radiators are installed on raw subfloor in a two-pipe system. Pipe insulation is according to the current Energy Saving Ordinance. One heating circuit per apartment is installed.
Domestic hot water heating:
Domestic hot water supply is centralized without circulation pipes. Hot water for the bathroom, guest toilet (if present), and kitchen is supplied by the described gas condensing-solar compact unit with integrated 150 L hot water storage tank and two solar flat collectors type auroTHERM VFK 145 V/H for rooftop mounting, collector area approx. 5.0 m², coordinated with the system. A thermostat mixer is provided to protect against scalding.
Note: Maximum yield is achieved with pure south orientation and a 45° roof pitch. Practically, orientations between southeast and southwest and roof pitches from 30° to 50° cause minimal yield loss.
For maximum solar system efficiency, the roof should not be shaded by buildings or trees.
22. Sanitary Installation and Fixtures
Installation:
Wastewater pipes are made of hot water resistant plastic and are routed from sanitary fixtures to main sewer lines. Wastewater pipes are ventilated via roof as per drainage planning.
Water supply pipes made of high-quality multilayer composite pipes are installed in the house starting from the water meter in the house connection/utility room according to DIN 1988 (DIN EN 806). Hot water pipes are insulated with thermal insulation according to DIN, cold water pipes are protected against condensation by protective conduit.
Sanitary fixtures:
Locations as per drawings.
Bathtub bathroom:
·Tiled acrylic shaped bathtub: white, 170 cm x 75 cm, brand Sanibel 1001 with Sanibel 1001 bathtub support, chrome single-lever mixer tap, Sanibel 1001 access point bathtub single-lever mixer, bathtub-shower set with 1-jet hand shower, chrome. A center drain bathtub is not agreed.
·Shower tray: steel shower tray Sanibel 1001 super-flat 900x900 mm, 25 mm deep, white with chrome single-lever shower mixer Sanibel 1001 with shower set Sanibel 1001 set 900 mm with 1-jet hand shower, chrome. Drain fitting made of chrome plastic. Shower partition or cabin not included.

A washing machine connection with siphon according to drawings is installed in one of the following rooms: house connection room, bathroom, kitchen or storage.
General:
Measuring, regulating or handover equipment inside or outside the building are not part of ZuHause Bau GmbH’s scope. Installation work begins after the utility provider’s meter. A DIN-DVGW tested water filter is installed. If pressure reducers or additional collection devices are required by supply companies or local conditions, these costs are borne by the client.
External water faucet:
External water faucet (cold water) with drainage on exterior wall in kitchen or house connection room area.
23. Decentralized Apartment Ventilation with Heat Recovery
The Town & Country solid house is equipped with a controlled decentralized apartment ventilation system with heat recovery. It is adapted to the house according to the ventilation planning.
Note:
Per apartment, primarily in living rooms, children’s rooms, guest rooms, and bedrooms, at least four heat recovery units, system Lunos e², installed in the exterior or jack wall according to ventilation planning are provided. The decentralized heat recovery devices work on the principle of regenerative heat exchangers. The heat storage inside the units is made of ceramic composite, charged by the airflow from the fan with room air heat, and releases it to incoming outside air.
The heat recovery devices are centrally controlled via at least one 12V transformer including control electronics and a three-stage switch, with a summer ventilation setting. The central control is provided in flush-mounted boxes.
Exhaust air from rooms such as kitchen, guest toilet, bathroom or house connection room is extracted according to the ventilation plan with at least one switchable wall-mounted exhaust device, roof fans, or overflow air vents per apartment.
Outside, both wall-mounted exhaust devices and heat recovery units are equipped with a rain-proof weather protection grille with insect protection; inside, white interior covers with filters are installed.

To ensure air exchange between rooms, internal doors have an approx. 1.0 cm wide air gap below the door leaf.

24. Electrical System
Electrical installations are professionally carried out in coordination with the responsible energy suppliers. Installation begins from the house connection / fuse within the house. A meter cabinet with corresponding protection devices is installed in the house connection room according to energy supplier regulations.
For protection against surges from the supply grid and indirectly induced lightning currents, a combined surge arrester is installed. Surges from telephone, telecommunications, photovoltaic systems, or direct lightning strikes must be separately protected against surges and are not contractually agreed.
Depending on the house type, at least 12 circuits are installed. The electric stove, dishwasher, washing machine, and dryer each receive their own circuit. Remaining circuits are divided for lighting and sockets.
All living rooms are equipped with white or cream-white rocker switches and sockets from a brand manufacturer. Installation in living floors is done concealed. The exact location of switches, sockets, and lighting outlets is individually agreed with the client before construction starts. The following detailed list applies only to rooms included in your house according to building plans.

Multimedia (homeway):
homeway is a passive cabling system that allows a house to use all services such as TV, radio, telephone, and internet variably from a single modular connection socket. With patented homeway technology, up to four devices (e.g., TV, radio, LAN, telephone) can be connected simultaneously. WLAN is also possible as an alternative to wired data communication.
All rooms are supplied radially via GREENforMEDIA cables from the homeway central unit in the utility room belonging to your house. The patented connection sockets are modular and can be adjusted instantly and easily to current needs without changes to the base cabling.
One homeway socket is installed each in the living room, bedroom, children’s room, and guest room. Additional homeway sockets are available as optional extras at an extra cost.
Doorbell system:
Consists of a button and a bell per apartment
Smoke detectors:
Each sleeping, children’s, work, and guest room receives a smoke detector. Per floor, an additional smoke detector is installed in the hallway. The smoke detectors are ceiling mounted. Battery-operated optical smoke detectors with alarm tone are installed.

25. Special Components
Special components are equipment features only executed if included in the basic equipment and therefore shown in drawings. These include:
Dormer:
The front is constructed as solid; cheeks have a load-bearing wooden structure with thermal insulation system. The dormer receives a mineral exterior plaster corresponding to the main facade. Roofing corresponds to main roof. Interior cladding of the cheek walls is done with wallpaper-ready plastered gypsum plasterboard. The front receives an interior finish according to building service description. Windows correspond to the main house.
26. Client’s Own Work
Painting and flooring works
All painting and flooring works not explicitly described as ZuHause Bau GmbH’s services are the client’s own work and may only commence after acceptance and handover of the house.
27. Floor Plan Changes

28. SO-WU = Special Request
Items marked with "SO-WU" in the plans are special requests available at an additional price.
Technical changes and changes of an agreed manufacturer remain reserved to ZuHause Bau GmbH, provided they are minor and/or equivalent, are due to subsequent official requirements, or prove to be technically necessary without reducing the value, quality, or usability of the construction project/object and are reasonable for the client.
29. Note on Building Drying
Wallpapering work, installation of floor coverings, or kitchens is only possible with sufficient drying of your house. After handover, we recommend that the client checks the residual moisture before starting further work.
30. Regulations
ZuHause Bau GmbH works according to:
· The generally accepted rules of technology and valid DIN standards
· The valid Energy Saving Ordinance
· VDE guidelines and Technical Connection Conditions (TAB)
· Technical guidelines for gas and water installation (TRGI)
in the version valid at contract conclusion.
The building description has been provided to the builders for their information and is recognized as the basis of the building contract. Handwritten additions or changes to this document are not permitted. Changes in services are only possible via the associated consumer construction contract or as written additions to this consumer construction contract.

1. General Description
A finished residential building will be constructed according to the following building and service description (excluding services according to §10).
2. Planning Phase and Contact Person
An experienced construction team is available as a contact person from the very beginning for the construction of the house. This team accompanies the client until the handover of the keys.
We accompany you during construction preparation and throughout the entire construction phase on site!
Which services are provided by ZuHause Bau GmbH and which are to be provided by the client are shown below.
Required contributions to the building application to be provided by the client before the planning meeting:
· Proof of property rights of the plot (current land register excerpt, notarized purchase contract)
· Current certified cadastral excerpt in original
· Information about the immediate neighbors
· Development plan (if building area), textual and graphical part or local statute

Construction preparation meeting
In the construction preparation meeting, the client receives the construction preparation folder, which accompanies them during the construction preparation period until handover of the house. The construction preparation folder contains a guide that allows the client to familiarize themselves early with the house, its equipment, and important planning details. This enables the client to make necessary decisions concerning the house without time pressure.
Soil survey
To safely found the house on your property, a soil survey must be available before the start of planning work. The creation of the soil survey is included in the fixed price for your house.

Planning meeting
In the planning meeting, the results of the soil survey are discussed with the client. The property conditions are checked. Should additional costs arise from deviations, these will be coordinated and agreed with the client.
Furthermore, the basis for planning your house is finally determined. After the planning meeting, the planning services will begin. Therefore, changes after the planning meeting are associated with schedule delays and additional costs and require coordination with ZuHause Bau GmbH.
Planning services
Complete building application documents with structural engineering and proof of energy-saving thermal protection according to the Energy Saving Ordinance, including the necessary ventilation planning, will be created. The building application drawings at a scale of 1:100 are produced using a CAD system. Furthermore, the calculation of the enclosed volume, calculation of floor and story areas, as well as living and usable areas, is carried out.
Heating system planning, including heat load calculation and pipe network calculation, is performed by a specialist planner for building services engineering.
Official inspection and approval fees are not included in the fixed price.
For the execution phase, all necessary construction plans at a scale of 1:50, as well as the necessary detailed plans considering the soil survey, will be prepared.

are prepared. The client will receive all the documents needed before construction starts to demonstrate to the authorities that the construction project complies with the applicable public-law regulations.
The following documents will be handed over to the client:
· Building application including all required planning and proofs
· Structural engineering proofs – as required by authorities
· Sound and fire protection proofs – as required by authorities
· Energy Saving Ordinance or EEWG proof
Upon completion, the client will receive all documents required to demonstrate to the authorities that the construction project has been executed in compliance with the applicable public-law regulations. The contractual parties agree that the contractor must hand over a construction management declaration to fulfill this obligation. Should authorities require further proofs from the client, the contractor will provide them.
Building application
The complete building application documents for the building permit will be handed over to the client for submission to the responsible authority.
Official inspection and approval fees (e.g., fees for issuing the building permit) are not included in the fixed price of your house.

Kick-off meeting
In the kick-off meeting, all prerequisites for the start of construction are discussed and mutually agreed upon in a protocol.
Furthermore, the protocol contains the information required from the client for an undisturbed start and process of construction. This also includes all fittings and materials specified in the selection process.
3. Construction management and external supervision by building inspector
The construction management of ZuHause Bau GmbH coordinates the craftspeople, carries out quality checks, and supervises the execution of individual trades on behalf of the client.
An independent building inspector from DEKRA is responsible for checking your house during construction and shortly before handover. The external supervision applies only to services provided by ZuHause Bau GmbH, not for any owner-provided work.
At the client's request, we certify the house construction by a construction-related property inspection by DEKRA.

4. Construction site setup
The construction site will be equipped by ZuHause Bau GmbH with all necessary tools, scaffolding, and a site toilet.
The client is responsible for arranging the installation of temporary construction electricity and water connections on the property; these must be available at the start of construction.
Packaging waste and construction debris resulting from the services of ZuHause Bau GmbH will be disposed of by ZuHause Bau GmbH.
5. Safety and Health Protection Coordination (SiGeKo)
The general occupational safety principles (§4 Occupational Safety Act) must be observed by the client during planning and execution – regardless of the size and type of construction project. The client is responsible for ensuring that the general occupational safety principles are observed, submitting a prior notification to the responsible occupational safety authority, appointing a safety and health coordinator, developing a safety and health protection plan, and preparing documentation for future work.
This was regulated to improve safety and health protection of workers on construction sites as the implementation of the EU Construction Sites Directive in the Construction Site Ordinance, which came into force on July 1, 1998. The contractor provides this legally required service free of charge.

6. Earthworks
Topsoil is removed up to a thickness of 30 cm. Excavated soil remains on the property. The missing height is replaced with frost-resistant material. Where geotechnically necessary, the foundation cushion is increased up to 45 cm. On the frost-resistant material, a separation layer of plastic sheet is applied.
The house entries for supply lines are realized as water- and gas-tight multi-utility house entries according to respective local utility providers’ regulations. The empty conduits of the multi-utility house entry for media supply to the house connection room are routed in the shortest possible way up to 50 cm before the outer house edge. Multi-utility house entries are not included in the flat rate.
Wastewater pipes with a minimum diameter of 100 mm, including fittings, are made of PVC. They are laid with the required slope according to DIN, in the shortest possible route up to 50 cm before the outer house edge.

7. Foundation Slab
The foundation slab is constructed as reinforced concrete according to drawing, with concrete quality C25/30. A grounding strip made of galvanized flat steel is installed. An additional waterproofing against soil moisture is applied on the foundation slab as protection.

8. Exterior and Interior Walls
The exterior walls are constructed with autoclaved aerated concrete (AAC) plan bricks with wall thickness according to drawings. Interior walls on the ground floor are also constructed with AAC plan bricks in wall thicknesses according to the drawings. In two-story house types with an upper floor, interior walls are also made of AAC plan bricks in wall thickness according to the drawings.
Interior walls in the attic are built as gypsum plasterboard stud walls with wall thickness according to drawings and include internal sound insulation. The walls are plastered to be wallpaper-ready (wallpaper with woodchip structure). Moisture-resistant boards are used for the bathroom walling.

9. Floor Ceilings
Floor ceilings except the attic floor are constructed as prefabricated floor slabs with cast-in-place concrete or as precast concrete floor slabs. Ceiling thicknesses according to drawings may vary slightly.
10. Roof with Roofing and Metalwork
The roof structure is made from softwood and professionally erected with all required fasteners. Timber dimensions correspond to static requirements. Visible rafter tails are planed and given a first clear wood protective coating. The width of the gutter is not included in the stated roof overhangs at the eaves.
The soffit boarding for eaves and gable soffits is made from planed softwood boards and given a first clear coating. Roof overhangs measure approx. 50 cm at eaves and approx. 20 cm at gable.
Roofing is done with large-format concrete roof tiles from Braas in colors Classic Red, Deep Red, Brown, or Granite.
The underlayment is ventilated with counter-battens and battens. For drainage of rain or blowing snow, a vapor-permeable underlay membrane is provided. The ridge is ventilated and mortar-free installed. All necessary shaped tiles and roof penetration tiles required for the service are included in the flat rate. Measures for storm security of the roof covering according to the guidelines of the Central Association of German Roofers (ZVDH), e.g., nailing of roof tiles in storm-prone parts, are implemented.
At the authority’s request, e.g., in snowy regions, snow guards may be required. These are not within the scope of services but can be ordered within other agreements.
Gutters and downpipes are weather-resistant made of titanium zinc. All necessary gutters, shaped parts, and downpipes up to the top edge of the plinth are included in the flat rate. The unfinished attic or non-convertible roof space can be used for storage purposes. A 1.00 m wide wooden boarding as a walkway is installed.
11. Plastering Work
The exterior walls receive a mineral or organic exterior plaster. The color tonality will be jointly determined before construction starts, according to the color chart of ZuHause Bau GmbH.
The surface is structured with a grain size of 2-3 mm. Window connections are rainproof sealed with a connection profile. The base plaster is separated from the wall plaster with a separating profile and smoothly rendered. The base plaster is executed starting from the lower third of the foundation slab approx. 40-45 cm high, but at least 30 cm above the planned terrain’s upper edge.
Inside, the solid walls, except in the attic area, are plastered with gypsum plaster (suitable for damp rooms), wallpaper-ready (quality level Q2, suitable for woodchip wallpaper). If a masonry dwarf wall is executed, it is clad with gypsum plasterboard. Connections to the floor ceilings receive a rounded corner finish.
The areas of the floor ceilings are wallpaper-ready (woodchip wallpaper). The joints are also plastered wallpaper-ready (woodchip wallpaper).

12. Windows and Patio Doors
The windows and patio doors are made of white multi-chamber plastic profiles, equipped with triple-pane thermal insulation glazing (U(g) = 0.7 W/m²K) with warm-edge spacer, and fitted with tilt-and-turn fittings. All casement windows and patio doors are supplied with rebate seal and single-handle fittings with a security locking part. The windows and patio doors are not only foamed but also additionally lined on the inside with a sealing fleece.
A two-part patio door element consists of a tilt-and-turn door and a fixed floor-to-ceiling window element.
A double casement window consists, at the contractor’s choice, of one tilt-and-turn sash and one fixed window element or a French window with one tilt-and-turn and one turn sash.
Railings for patio doors on the upper floor are made of galvanized steel according to drawings.

13. Window Sills
Exterior window sills are installed as weather-resistant anodized aluminum sills. Floor-to-ceiling patio doors on the ground floor receive stone exterior sills, type Granite Rosa Beta.
Interior window sills are made of Werzalit with ABS edge coating in the decors Metallic, Dolomite, Quartz, Puntinella, or Marble Bianco, at the client’s choice. Window sills in the bathroom and guest toilet (depending on house type) are tiled differently.
14. Front Door
The front door is made of white plastic, model Elisa, according to drawings. It has an off-center light panel with double thermal insulation glazing made of ISO clear glass or satinato glazing, at the client’s choice.
The front door is equipped with a 400 mm long stainless steel handle and an oval cylinder rosette. It has a three-point hook locking and is fitted with a profile cylinder including emergency and danger function and five keys. Like the windows, the front door is not only foam-filled but also lined on the inside with a sealing fleece.
15. Interior Doors
Interior doors are hollow-core chipboard doors with a Decora Basic CPL surface in the decors beech, oak, maple, or white, at the client’s choice. They come with two hinges, a warded lock, a key, and a handle set as a rosette set. Bathroom and guest toilet doors are fitted with a WC handle set upon the client’s request.

16. Staircase and Attic Hatch
An open staircase system is installed.
Beech mosaic solid wood steps are treated with the innovative TBV real wood oil, with the client able to choose between three color variants. The railing consists of stainless steel rods, square posts at the entrance and exit made of beech wood, and a rectangular handrail made of beech wood. During construction, the staircase receives step protection on the tread surfaces.
A three-part pull-down attic ladder with a thermally insulated sandwich lid (U-value 0.60 W/m²K), white-coated on the room side with hatch lid seal and 6-point locking, is installed in the attic ceiling. The raw opening size is 60/120 cm. A protective railing on the attic is not agreed upon.
17. Floor
The floor in inhabited rooms is laid as floating screed with perimeter strips on thermal and impact sound insulation. The construction is as follows:

18. Insulation and Gypsum Plasterboard Cladding
Ceilings and roof slopes in the converted attic area receive mineral thermal insulation between rafters and collar beams with thermal conductivity class and thickness according to the Energy Saving Ordinance. To keep insulation dry, a vapor barrier (PE foil) is applied on the room side. Gypsum plasterboard cladding is installed on the battens. It is plastered and wallpaper-ready (quality level Q2, suitable for woodchip wallpaper).
The connection joints between ceilings or roof slopes and adjacent elements are maintenance joints and will be closed by the client during painting and wallpapering work. The dwarf wall is also clad with gypsum plasterboard.

19. Wind Tightness Test ("Blower-Door Test")
Wind tightness is a crucial quality factor for the house. Therefore, it is tested by DEKRA experts using the blower-door test and confirmed to the client with a certificate.
20. Tiling Work
Tiles up to a size of 30 cm x 60 cm on walls and floors are planned.
Bathroom:
Wall tiles at the Town & Country material price EUR 25.00 per m² incl. VAT up to a height of 1.20 m are installed. The shower area is tiled up to 2.00 m high. Sloping ceilings are not tiled. The floor is tiled at the same material price. Below the floor tiles and in splash water areas over the bathtub and shower, a liquid seal is applied as additional protection. Wall and floor tiles are laid parallel to walls in a brick joint pattern.
Guest toilet:
The guest toilet receives a tile splash guard above the washbasin, wall tiles in the toilet pre-wall area, and floor tiles at the Town & Country material price of EUR 25.00 per m² incl. VAT. Wall and floor tiles are laid parallel to walls in a brick joint pattern.
Kitchen, utility room:
The floors of the kitchen and utility room (HAR) are tiled at the Town & Country material price up to EUR 25.00 per m² (incl. VAT) parallel to the walls in a brick joint pattern.
Base tiles, special laying patterns, other formats, as well as additional tiling works, are possible within other agreements. Connection joints between floor and wall tiles are elastically sealed.

21. Heating System and Domestic Hot Water Preparation
The Town & Country solid house is equipped with a gas condensing-solar compact unit and two flat collectors for solar hot water preparation (manufacturer Vaillant).
Heating system:
Technology:
Gas condensing-solar compact unit according to DIN/EN 677, series auroCOMPACT complying with the Energy Saving Ordinance with stainless steel heat exchanger. The nominal heating power is approx. 3.3 to 14.7 kW. Depending on outdoor temperature, a weather-guided solar system control type multiMATIC controls the temperature level. Heating cycles and hot water heating can be individually set via a time program.
Location:
The boiler installation site is planned inside the thermal envelope of the house, usually in the ground floor house connection room. Depending on the house type, the gas boiler location may also be in the bathroom, storage, or studio room (please refer to floor plans for exact location).
Air-flue system:
Air/flue gas system for room air-independent condensing boilers is concentric and routed through the roof.
Radiators:
Every finished living room (except house connection room) is equipped with pre-painted flat radiators, sized and quantified according to heat demand calculation by a specialist planner commissioned by ZuHause Bau GmbH. Radiators have individual thermostat valves allowing temperature control in all heated rooms.
Information for underfloor heating: If underfloor heating is agreed in special equipment I as per consumer construction contract, an additional bathroom heater, Sanibel 1001 bent, 1800x596 mm, is installed in the bathroom.
Heating pipes:
Pipes for radiators are installed on raw subfloor in a two-pipe system. Pipe insulation is according to the current Energy Saving Ordinance. One heating circuit per apartment is installed.
Domestic hot water heating:
Domestic hot water supply is centralized without circulation pipes. Hot water for the bathroom, guest toilet (if present), and kitchen is supplied by the described gas condensing-solar compact unit with integrated 150 L hot water storage tank and two solar flat collectors type auroTHERM VFK 145 V/H for rooftop mounting, collector area approx. 5.0 m², coordinated with the system. A thermostat mixer is provided to protect against scalding.
Note: Maximum yield is achieved with pure south orientation and a 45° roof pitch. Practically, orientations between southeast and southwest and roof pitches from 30° to 50° cause minimal yield loss.
For maximum solar system efficiency, the roof should not be shaded by buildings or trees.
22. Sanitary Installation and Fixtures
Installation:
Wastewater pipes are made of hot water resistant plastic and are routed from sanitary fixtures to main sewer lines. Wastewater pipes are ventilated via roof as per drainage planning.
Water supply pipes made of high-quality multilayer composite pipes are installed in the house starting from the water meter in the house connection/utility room according to DIN 1988 (DIN EN 806). Hot water pipes are insulated with thermal insulation according to DIN, cold water pipes are protected against condensation by protective conduit.

Bathtub bathroom:
·Tiled acrylic shaped bathtub: white, 170 cm x 75 cm, brand Sanibel 1001 with Sanibel 1001 bathtub support, chrome single-lever mixer tap, Sanibel 1001 access point bathtub single-lever mixer, bathtub-shower set with 1-jet hand shower, chrome. A center drain bathtub is not agreed.

A washing machine connection with siphon according to drawings is installed in one of the following rooms: house connection room, bathroom, kitchen or storage.
General:
Measuring, regulating or handover equipment inside or outside the building are not part of ZuHause Bau GmbH’s scope. Installation work begins after the utility provider’s meter. A DIN-DVGW tested water filter is installed. If pressure reducers or additional collection devices are required by supply companies or local conditions, these costs are borne by the client.
External water faucet:
External water faucet (cold water) with drainage on exterior wall in kitchen or house connection room area.
23. Decentralized Apartment Ventilation with Heat Recovery
The Town & Country solid house is equipped with a controlled decentralized apartment ventilation system with heat recovery. It is adapted to the house according to the ventilation planning.
Note:
Per apartment, primarily in living rooms, children’s rooms, guest rooms, and bedrooms, at least four heat recovery units, system Lunos e², installed in the exterior or jack wall according to ventilation planning are provided. The decentralized heat recovery devices work on the principle of regenerative heat exchangers. The heat storage inside the units is made of ceramic composite, charged by the airflow from the fan with room air heat, and releases it to incoming outside air.
The heat recovery devices are centrally controlled via at least one 12V transformer including control electronics and a three-stage switch, with a summer ventilation setting. The central control is provided in flush-mounted boxes.
Exhaust air from rooms such as kitchen, guest toilet, bathroom or house connection room is extracted according to the ventilation plan with at least one switchable wall-mounted exhaust device, roof fans, or overflow air vents per apartment.
Outside, both wall-mounted exhaust devices and heat recovery units are equipped with a rain-proof weather protection grille with insect protection; inside, white interior covers with filters are installed.

To ensure air exchange between rooms, internal doors have an approx. 1.0 cm wide air gap below the door leaf.

24. Electrical System
Electrical installations are professionally carried out in coordination with the responsible energy suppliers. Installation begins from the house connection / fuse within the house. A meter cabinet with corresponding protection devices is installed in the house connection room according to energy supplier regulations.
For protection against surges from the supply grid and indirectly induced lightning currents, a combined surge arrester is installed. Surges from telephone, telecommunications, photovoltaic systems, or direct lightning strikes must be separately protected against surges and are not contractually agreed.
Depending on the house type, at least 12 circuits are installed. The electric stove, dishwasher, washing machine, and dryer each receive their own circuit. Remaining circuits are divided for lighting and sockets.
All living rooms are equipped with white or cream-white rocker switches and sockets from a brand manufacturer. Installation in living floors is done concealed. The exact location of switches, sockets, and lighting outlets is individually agreed with the client before construction starts. The following detailed list applies only to rooms included in your house according to building plans.

All rooms are supplied radially via GREENforMEDIA cables from the homeway central unit in the utility room belonging to your house. The patented connection sockets are modular and can be adjusted instantly and easily to current needs without changes to the base cabling.
One homeway socket is installed each in the living room, bedroom, children’s room, and guest room. Additional homeway sockets are available as optional extras at an extra cost.
Doorbell system:
Consists of a button and a bell per apartment
Smoke detectors:
Each sleeping, children’s, work, and guest room receives a smoke detector. Per floor, an additional smoke detector is installed in the hallway. The smoke detectors are ceiling mounted. Battery-operated optical smoke detectors with alarm tone are installed.

25. Special Components
Special components are equipment features only executed if included in the basic equipment and therefore shown in drawings. These include:
Dormer:
The front is constructed as solid; cheeks have a load-bearing wooden structure with thermal insulation system. The dormer receives a mineral exterior plaster corresponding to the main facade. Roofing corresponds to main roof. Interior cladding of the cheek walls is done with wallpaper-ready plastered gypsum plasterboard. The front receives an interior finish according to building service description. Windows correspond to the main house.
26. Client’s Own Work
Painting and flooring works
All painting and flooring works not explicitly described as ZuHause Bau GmbH’s services are the client’s own work and may only commence after acceptance and handover of the house.
27. Floor Plan Changes
One-time changes in the floor plan are included in the house price as long as these do not affect or change the house statics.
From the second floor plan change during the architect’s planning phase and for changes affecting the house statics, additional costs arise.

28. SO-WU = Special Request
Items marked with "SO-WU" in the plans are special requests available at an additional price.
Technical changes and changes of an agreed manufacturer remain reserved to ZuHause Bau GmbH, provided they are minor and/or equivalent, are due to subsequent official requirements, or prove to be technically necessary without reducing the value, quality, or usability of the construction project/object and are reasonable for the client.
29. Note on Building Drying
Wallpapering work, installation of floor coverings, or kitchens is only possible with sufficient drying of your house. After handover, we recommend that the client checks the residual moisture before starting further work.
30. Regulations
ZuHause Bau GmbH works according to:
· The generally accepted rules of technology and valid DIN standards
· The valid Energy Saving Ordinance
· VDE guidelines and Technical Connection Conditions (TAB)
· Technical guidelines for gas and water installation (TRGI)
in the version valid at contract conclusion.
The building description has been provided to the builders for their information and is recognized as the basis of the building contract. Handwritten additions or changes to this document are not permitted. Changes in services are only possible via the associated consumer construction contract or as written additions to this consumer construction contract.
