1. General Description

A developed residential house will be built according to the following construction and service description (excluding services according to §10).

2. Planning Phase and Contact Person

An experienced construction team is available as a contact person from the start for the construction of the house. This team accompanies the client until the key handover.

We support you during the construction preparation and the entire construction phase on site!

Which services are provided by ZuHause Bau GmbH and which are to be performed by the client are presented below.

Required contributions to the building application to be provided by the client by the planning meeting:

· Proof of ownership of the property (current land register excerpt, notarized purchase contract)
· Current, certified cadastral excerpt in original
· Information about the immediate neighboring properties
· Development plan (if building area), textual and graphical part or local statute
· Official survey location and elevation plan, scale 1:250 or larger
· Existing plans and statements from supply and disposal authorities
· Sketch of the desired position of the house on the property
· Application for water supply, drainage application
· As well as all other documents necessary for the building application, e.g., open space planning, green space planning with compensation and substitute measures, biotope value calculation

Construction preparation meeting

In the construction preparation meeting, the client receives the construction preparation folder, which accompanies him/her from the construction preparation until handover of the house. The folder contains a guide that allows the client to familiarize themselves in advance with the house, its equipment, and important planning details. This enables the client to make necessary decisions about the house without time pressure.

Building ground survey

To safely found the house on your property, a building ground survey must be available before the start of planning work. The preparation of the building ground survey is included in the fixed price for your house.

Planning meeting

In the planning meeting, the results of the building ground survey are discussed with the client. The property conditions are checked. If deviations cause additional costs, these will be coordinated and agreed with the client.

Furthermore, the basis for the planning of your house is finally determined. After the planning meeting, planning services will begin. Therefore, changes after the planning meeting will result in schedule shifts and additional costs and require coordination with ZuHause Bau GmbH.

Planning services

Complete building application documents including structural analysis and proof of energy-saving thermal insulation according to the Energy Saving Ordinance including the necessary ventilation planning are prepared. The building application drawings at a scale of 1:100 are created using a CAD system. Furthermore, the calculation of the enclosed volume, the calculation of floor and storey areas, as well as living and usable areas, takes place.

Heating planning including heating load calculation and pipe network calculation is prepared by a specialist planner for building services engineering.

Official inspection and approval fees are not included in the fixed price.

For the execution phase, all necessary working plans at scale 1:50 as well as the required detailed plans considering the building ground survey are created.

are prepared. The client receives from the contractor before the start of construction
all documents necessary to prove to the authorities that the construction project will be carried out in compliance with the applicable public law regulations.

The client will receive:

· Building application including all required plans and proofs
· Structural proofs – as required by the authority
· Sound and fire protection proofs – as required by the authority
· Energy Saving Ordinance or EEWG proof

Upon completion, the client will receive from the contractor all documents required to prove to the authorities that the construction project was executed in compliance with the applicable public law regulations. The contractual parties agree that the contractor must provide a construction management declaration to fulfill this obligation. Should the authorities require further proofs from the client, the contractor will provide these.

Building application

Complete building application documents for the building permit will be handed over to the client for submission to the competent authority.

Official inspection and approval fees (e.g., fees for issuing the building permit) are not included in the fixed price of your house.

Construction start meeting

In the construction start meeting, all prerequisites for the start of construction are discussed and mutually agreed upon in a protocol.

Furthermore, the protocol contains the information required from the client to ensure an undisturbed start and progress of construction. This also includes all fittings and materials specified during the sample selection.

3. Construction Management and External Supervision by Building Surveyor

The construction management of ZuHause Bau GmbH coordinates the craftsmen, conducts quality inspections, and monitors the execution of individual trades for the client.

An independent building surveyor from DEKRA is responsible for inspecting your house during the construction phase and before handing over the house. External supervision only covers services provided by ZuHause Bau GmbH, not any self-performed works by the client. At the client's request, we have the house construction certified by DEKRA through an accompanying real estate inspection.

4. Construction Site Setup

The construction site is equipped by ZuHause Bau GmbH with all necessary tools, scaffolding, and a site toilet.

The client arranges the installation of construction electricity and water connections on the property; these must be available at the start of construction.

Packaging waste and construction debris resulting from the services of ZuHause Bau GmbH are disposed of by ZuHause Bau GmbH.

5. Safety and Health Protection Coordination (SiGeKo)

The general occupational safety principles (§4 Occupational Safety Act) must be observed by the client during planning and execution – regardless of the size and type of construction project. The client is responsible for ensuring that the general occupational safety principles are observed, a prior notification is made and submitted to the competent occupational safety authority, a safety and health protection coordinator is appointed, a safety and health protection plan is developed, and a document for later work is created.

This was regulated to improve the safety and health protection of employees on the construction site as implementation of the EU Construction Site Directive in the Construction Site Ordinance and came into effect on July 1, 1998. The contractor provides this legally mandated service free of charge.

6. Earthworks

Topsoil is removed up to a thickness of 30 cm. The excavated soil remains on the property. The missing height is replaced with frost-resistant material. Depending on geotechnical requirements, the foundation cushion may be increased up to 45 cm. A plastic sheet is laid on the frost-resistant material as a separation layer.

House entrances for utility lines are realized as water- and gas-tight multi-utility house entries according to corresponding regulations of local utilities. The empty conduits of the multi-utility house entry for media supply to the house connection room are routed on the shortest path up to 50 cm before the house exterior edge. Multi-utility house entries are not included in the flat rate price.
Drain pipes with a minimum diameter of 100 mm, including fittings, are made of PVC. They are routed with the required slope according to DIN on the shortest path up to 50 cm before the house exterior edge.

7. Concrete Slab

The concrete slab is executed according to the drawing using reinforced concrete of grade C25/30. A grounding strip of galvanized steel band is installed. An additional damp-proof membrane against ground moisture is applied on the concrete slab as protection.

8. Exterior and Interior Walls

Exterior walls are constructed with aerated concrete plan blocks in the wall thickness according to the drawing. Interior walls on the ground floor are also constructed with aerated concrete plan blocks in the wall thickness according to the drawing. For two-story house types with upper floors, interior walls are also constructed with aerated concrete plan blocks in the wall thickness specified in the drawings.

Interior walls in the attic are created as drywall stud walls in the wall thickness according to the drawings with internal sound insulation. The walls are finished to be wallpaperable (woodchip wallpaper) and plastered. Moisture-resistant boards are used for cladding the stud walls in bathrooms.

9. Floor Ceilings

Floor ceilings, except for the attic, are executed as filigree slabs with topping or as precast concrete ceilings. Thickness of ceilings according to drawings may vary slightly.

10. Roof with Roof Covering and Tinsmith Work

The roof structure is made of softwood and erected professionally with all necessary fasteners. The wood dimensions result from structural requirements. Visible rafter ends are planed and treated with a first colorless wood preservative. The width of the gutter is not included in the stated roof overhangs at the eaves.

The soffit boarding for the eaves and gable undersides is made of planed softwood boards and coated with a first colorless treatment. Roof overhangs measure approximately 50 cm at the eaves and approximately 20 cm at the gables.

Roof covering is made with large-format concrete roof tiles from Braas in Classic Red, Deep Red, Brown, or Granite.

The substructure is ventilated with counter battens and supporting battens. A vapor-permeable underlay membrane is provided for drainage of rain or drifting snow. The ridge is ventilated and laid without mortar. All necessary shaped tiles and passage tiles required for the performance are included in the flat rate. The storm-proofing measures regulated in the guideline of the Central Association of the German Roofing Trade (ZVDH) are implemented (clamping of the roof covering in parts of the roof exposed to storms).

At the authority’s request, e.g., in snowy areas, a snow guard may be prescribed. This is not included in the scope of services but can be ordered as part of other agreements.

Gutters and downpipes are made weather-resistant in titanium zinc. All necessary gutters, shaped parts, and rain downpipes up to the upper edge of the plinth are included in the flat rate. The unfinished attic or non-expandable roof space can be used for storage purposes. A 1.00 m wide boarding as a walkway is laid.

11. Plaster Work

The exterior walls receive a mineral or organic external plaster. The color shade is jointly determined before construction starts according to the color chart of ZuHause Bau GmbH.

The surface is structured with a 2-3 mm grain finish. Window connections are rainproof with a connection profile. The plinth plaster is separated from wall plaster with a separation profile and troweled smooth. The plinth plaster is applied beginning in the lower third of the concrete slab about 40-45 cm high, but at least 30 cm above the top edge of the planned terrain.

Inside the house, the solid walls, except in the attic area, are plastered with gypsum plaster (suitable for damp rooms), wallpaperable (quality level Q2 suitable for woodchip wallpaper). If a built knee wall is executed, it is clad with gypsum plasterboards. The connections to the floor ceilings receive a bullnose cut.

Surfaces of the floor ceilings are finished to be wallpaperable (woodchip wallpaper), and the joints are also wallpaperably plastered (woodchip wallpaper).

12. Windows and French Doors

Windows and French doors are made of white multi-chamber plastic profiles, have triple-glazed thermal insulation glazing (U(g) = 0.7 W/m²K) with warm-edge spacer, and are fitted with tilt-and-turn fittings. All casement windows and French doors come with sealing gaskets and receive single-handle fittings with a safety locking part. The windows and French doors are not only foamed but additionally provided with a sealing fleece on the inside.

A two-part terrace door element consists of a French door with tilt-and-turn fitting and a fixed floor-to-ceiling window element.
A two-leaf window, at the contractor's choice, consists of a tilt-and-turn sash and a fixed window element or a mullion window with a tilt-and-turn sash and a turn sash.

Railings at the French doors on the upper floor are made of galvanized steel according to drawings.

13. Window Sills

Exterior window sills are installed as weather-resistant anodized aluminum window sills. Floor-to-ceiling French doors on the ground floor receive a stone outer sill, type Granite Rosa Beta.

Interior window sills consist of Werzalit with ABS edge coating in the decors Metallic, Dolomite, Quartz, Puntinella or Marble Bianco, according to the choice of the client. Window sills in the bathroom and guest WC (depending on the house type) are tiled differently.

14. Front Door

The front door is made of white plastic, model Elisa, according to drawings. It has an off-center glazed section with double thermal insulation glazing made of ISO clear glass or Satinato glass, according to the client’s choice.

The front door is equipped with a stainless steel push handle 400 mm long and an oval cylinder escutcheon. It features a three-point hook locking system and comes with a profile cylinder with emergency and danger function and five keys. The front door, like the windows, is not only foamed but also fitted with a sealing fleece on the inside.

15. Interior Doors

Interior doors are hollow-core chipboard doors with a Decora basic CPL surface in beech, oak, maple, or white decors according to client’s choice. They are equipped with two door hinges, a lever lock with a key, and a handle set as a rosette set. Bathroom and guest WC doors can be equipped with a WC handle set on client’s request.

16. Staircase and Attic Hatch

An open-design staircase system is installed.

Beech mosaic solid wood steps are treated with the innovative TBV real wood oil, with the client choosing between three color variants. The railing consists of stainless steel rods, rectangular posts at the start and end in beech wood, and a rectangular handrail made of beech. During construction, the stairs receive tread protection on the walking surfaces.

A three-part pull-down attic staircase with a thermally insulated sandwich lid (U-value 0.60 W/m²K), coated white on the room side with hatch lid seal and six-point locking, is installed in the attic ceiling. The rough opening size is 60/120 cm. A protective railing on the attic is not agreed upon.

17. Floor

The floor in inhabited rooms is installed as floating screed with edge strips on thermal and/or impact sound insulation. The build-up is as follows:

Ground floor:
approx. 85 mm thermal insulation (PS rigid foam, WLG 035)
PE foil
approx. 45 mm cement screed

If higher thermal insulation requirements arise from the Energy Saving Ordinance, the insulation is adjusted.

Upper and attic floors:

If higher requirements for impact sound insulation according to DIN apply, this insulation is adjusted.

18. Insulation and Gypsum Board Cladding

Ceilings and roof slopes in the developed attic area receive mineral thermal insulation between the rafters and collar beams, of thermal conductivity group and thickness according to the Energy Saving Ordinance. To keep the insulation dry, a vapor barrier (PE foil) is installed on the room side. Gypsum board cladding is installed on the battens. This is plastered and finished for wallpapering (quality level Q2, suitable for woodchip wallpaper).

Joint gaps between ceilings or roof slopes and adjoining components are maintenance joints and are sealed by the client during painting and wallpapering. The knee wall is also clad with gypsum boards.

19. Wind Tightness Test ("Blower Door Test")

Wind tightness is a crucial quality factor for the house. Therefore, it is tested by DEKRA experts using the blower door test and confirmed to the client with a certificate.

20. Tiling Work

Tiles up to a size of 30 cm x 60 cm are provided on walls and floors.

Bathroom:
Tiles according to Town & Country material price EUR 25.00 per m² including VAT are laid on walls up to a height of 1.20 m. The shower area is tiled up to 2.00 m high. Sloping ceilings are not tiled. The floor is tiled with tiles at the same material price. Below the floor tiles and in the splash water area above the bathtub and shower, a liquid seal is applied as additional protection. Wall and floor tiles are laid parallel to walls in a staggered pattern.

Guest WC:
The guest WC receives a tiled splashback above the washbasin, wall tiles in the WC pre-wall area, as well as floor tiles at the Town & Country material price of EUR 25.00 per m² including VAT. Wall and floor tiles are laid parallel to the walls in a staggered pattern.

Kitchen, HAR (house connection room):
The floors of the kitchen and HAR are tiled at the Town & Country material price up to EUR 25.00 per m² (including VAT) parallel to the walls in a staggered pattern.

Base tiles, special laying, other formats, as well as additional tiling, are possible within other agreements. The connection joints between floor and wall tiles are sealed elastically.

21. Heating System and Domestic Hot Water

The Town & Country solid house is equipped with a gas condensing boiler solar compact unit and two flat collectors for solar hot water preparation (manufacturer Vaillant).

Heating System:

Technology:
Gas condensing boiler solar compact unit according to DIN/EN 677, series auroCOMPACT according to Energy Saving Ordinance with stainless steel heat exchanger. The nominal heat output is approx. 3.3 to 14.7 KW. Depending on outside temperature, a weather-controlled solar system controller type multiMATIC controls the temperature level. Heating cycles and hot water heating can be individually programmed.

Location:
The installation location of the boiler is within the thermal envelope of the house, usually in the house connection room on the ground floor. Alternatively, depending on the house type, the location of the gas boiler may also be in the bathroom, storage room or studio (please see the floor plans for exact location).

Air-exhaust routing:
The air/exhaust routing for room air-independent condensing devices is executed as concentric air/exhaust routing via the roof.

Radiators:
Every developed living room of the house (except house connection room) is equipped with factory-painted flat radiators, sized and counted according to a heat demand calculation prepared by a specialist building services planner commissioned by ZuHause Bau GmbH. Radiators are each equipped with a thermostatic control valve, allowing individual temperature regulation in all heated rooms.

Information for underfloor heating: If an underfloor heating system is agreed in Special Equipment I according to the consumer construction contract, an additional bathroom radiator, Sanibel 1001 curved, 1800 x 596, is installed.

Heating pipes:
Pipes for radiators are laid on the raw floor in a two-pipe system. Insulation of heating pipes is carried out according to the applicable Energy Saving Ordinance. One heating circuit is installed per apartment.

Domestic hot water heating:
Domestic hot water supply is central without circulation lines. For hot water supply to the bathroom, guest WC (if available), and kitchen, the above-described gas condensing boiler solar compact unit with integrated 150 L stratified hot water tank is combined with two solar flat collectors type auroTHERM VFK 145 V/H for roof mounting, collector area approx. 5.0 m². A thermostatic mixer is provided to protect against scalding.

Note: Maximum yield is achieved with pure southern orientation and 45° roof pitch. In practice, orientations between southeast and southwest, as well as roof pitches between 30° and 50°, result in minimal losses.

To maximize solar system efficiency, the roof should not be shaded by buildings or trees.

22. Sanitary System and Installation

Installation:
Drain pipes consist of hot water resistant plastic pipes and are routed from sanitary fixtures to the main lines. Drain pipes are vented over the roof according to the drainage plan.

Water piping installation in high-quality multilayer composite pipes for potable water according to DIN 1988 (DIN EN 806) starts inside the house from the water meter in the house connection/utility room. Hot water pipes are insulated according to DIN; cold water pipes are protected against condensation by protective tubes.

Bathroom:
· Built-in acrylic form bathtub: white, 170 cm x 75 cm, Sanibel 1001 brand with Sanibel 1001 bathtub carrier with chrome single-lever mixer

Sanitary ceramics (color white) and fittings from a brand manufacturer. Any sanitary ceramics or fittings added according to the building contract in Special Equipment I are executed by the same or comparable brand manufacturer as bathroom equipment. Fittings are surface-mounted.

Guest WC:
· Sanibel 1001 hand washbasin 450 x 350 mm, white, with Sanibel 1001 washbasin single-lever mixer chrome with drain fitting.
· Sanibel 1001 wall-hung WC, white, wall-hung WC with water-saving 2-flush concealed cistern, Sanibel toilet seat with lid, stainless steel mounting, white.

Sanitary ceramics (color white) and fittings from a brand manufacturer. Fittings are surface-mounted.

Kitchen:
One connection each for wastewater, hot and cold water supply plus chrome angle valves for dishwasher connection are installed.

Washing machine connection:
A washing machine connection with siphon according to the drawing in one of the following rooms: house connection room, bathroom, kitchen or storage room.

General:
Measurement, control, or handover devices inside or outside the building are not part of the services of ZuHause Bau GmbH. Installation work begins after the supplier’s meter. A DIN-DVGW-approved water filter is installed. If pressure reducers or additional collection devices are required by supply companies or local conditions, costs are borne by the client.

Outdoor faucet:
Outdoor faucet (cold water) with drainage on the exterior wall near kitchen or house connection room.

23. Decentralized Apartment Ventilation with Heat Recovery

The Town & Country solid house is equipped with controlled decentralized apartment ventilation with heat recovery. This is coordinated with the ventilation planning for the house.

Note:
At least four heat recovery units, system Lunos e², are provided per apartment mainly in living rooms, children's rooms, guest rooms, and bedrooms in exterior or recess walls according to ventilation planning. The decentralized heat recovery devices operate according to regenerative heat exchange principles. The heat storage inside the heat recovery unit, made of ceramic composite, accumulates heat energy from the room air airflow and transfers it to the incoming outside air.

Heat recovery units are centrally controlled via at least one 12V transformer including control electronics and a 3-level switch with summer ventilation circuit. Central control is installed in flush-mounted boxes.

Exhaust air from rooms such as kitchen, guest WC, bathroom or house connection room is extracted according to the ventilation plan per apartment with at least one switchable exhaust fan for wall installation, roof fans or overflow air vents.

Outside, both wall-mounted exhaust fans and heat recovery units are fitted with splash-proof weather protection grille with insect screen; inside, internal blinds with filters are installed.

To ensure air exchange between rooms, interior doors are provided with approx. 1.0 cm wide air gap below the door leaf.

24. Electrical System

Electrical installations are professionally executed in coordination with responsible energy suppliers. Installation starts from the house connection / fuse protected within the house. In the house connection room, a meter cabinet according to energy supplier regulations with appropriate protective devices is installed.

For protection against overvoltages from the supplier grid and indirectly induced lightning currents, a combined surge arrester is installed. Overvoltage protection for telecommunications, photovoltaic systems, or direct lightning strikes must be separately secured against overvoltages and are not contractually agreed.

Depending on the house type, at least 12 electrical circuits are installed. The electric stove, dishwasher, washing machine, and dryer each receive their own circuit. Remaining circuits are divided for lighting outlets and sockets.

All living rooms are equipped with white or cream-white rocker switches and sockets from a brand manufacturer. Installation in residential floors is naturally embedded. Exact locations of switches, sockets, and light outlets are individually agreed with the client before construction. The following individual list applies only to rooms included according to building plans.

Multimedia (homeway):
homeway is a passive cabling system that allows flexible use of all services such as TV, radio, telephone, and internet from a single modular connection socket in a house. With patented homeway technology, up to four devices (e.g., TV, radio, LAN, telephone) can be connected simultaneously from one socket. Alternatively to cable data communication, WLAN supply is also possible.

All rooms are connected star-shaped via GREENforMEDIA cables from the homeway central unit in the utility room belonging to your house. The patented connection sockets can be adapted at any time quickly and conveniently to your current requirements thanks to a modular plug-in system without modifications to the basic wiring.
One homeway socket each is installed in the living room, bedroom, children’s room, and guest room. Additional homeway sockets are available as paid optional equipment.

Doorbell system:
Consisting of a push-button and bell unit per apartment

Smoke detectors:
Each sleeping, children’s, study, and guest room receives a smoke detector. One smoke detector is additionally installed on each floor in the corridor. Smoke detectors are mounted on the ceiling. Battery-powered optical smoke detectors with alarm tone are installed.

25. Special Components

Special components are equipment features only executed if included in the basic equipment and therefore shown in drawings. These include:

Urban dormer:
The front side is solidly built; cheeks receive a load-bearing wooden structure with thermal insulation system. The dormer receives a mineral exterior plaster matching the main facade. Roof covering corresponds to the main roof. Interiors at the cheeks are clad with wallpaper-ready plastered gypsum boards. The front side receives interior plastering as described in the construction description. Windows correspond to those of the main house.

26. Client’s Own Work

Painting and flooring work

All painting and flooring work not explicitly described as services of ZuHause Bau GmbH are client’s own work and may only begin after acceptance and handover of the house.

27. Floor Plan Changes

One-time changes in floor plan design are included in the house price as long as they do not affect or change the house’s statics.

From the second floor plan change within the architect’s planning phase as well as for changes affecting the house’s statics, additional costs arise.

28. SO-WU = Special Request

Fittings marked "SO-WU" in the plans are available as special requests at an additional price.

Technical changes and changes of agreed manufacturers remain reserved by ZuHause Bau GmbH, as long as they are minor and/or equivalent, if caused by subsequent official requirements or necessary due to technical reasons, do not diminish the value, quality, and usability of the construction project/object, and are reasonable for the client.

29. Note on Building Drying

Carrying out wallpapering, installation of floor coverings or kitchens is only possible with sufficient drying of your house. After handover, we recommend the client have residual moisture levels checked before starting further work.

30. Regulations

ZuHause Bau GmbH works according to:
· Generally accepted rules of technology and applicable DIN standards
· Valid Energy Saving Ordinance
· VDE guidelines and Technical Connection Conditions (TAB)
· Technical guidelines for gas and water installation (TRGI)
in the version valid at contract conclusion.

The construction description has been provided to the clients for information and is acknowledged as the basis of the construction contract. Handwritten additions or changes to this document are not possible. Changes in services are only possible via the associated consumer construction contract or as written supplements to this contract.

As already mentioned, our price already includes additional skylights, a wider front door, 2 walk-in showers, 2 more walls and doors. Snow load package, house extension, fireplace, and tiles also in the kitchen, in the utility room, and in the hallway.

So the details of the construction service description are best commented on by the experts here, I can hardly understand it, maybe someone will take pity...?

Quickly:
House entry missing, at least 1,500,-
Soil removal 2k will not be enough, I would estimate at least 5k here
Conservatory???
Utility provider 0,- Euro?? I already asked how you come to that?
At least another 5k missing here, rather 6-7k.

Just quickly = at least 10k Euro more. Additional adjustment on top (the 5k is not enough!)
(I count e.g. 50 sockets, we didn’t exaggerate and have 70, etc...)

The cheapest of the cheapest in the construction service description. That's how we started too and then trimmed about 100,000 euros.

The conservatory is already included in the house price because it’s the model “conservatory house.” The soil excavation is enough; my dad checked it out, he knows his stuff, and we can use or process the excavated soil ourselves. Why aren’t 5k for upgrades enough? What do you mean by utilities?
