How was Town & Country? And you think you can get a MOVE-IN READY house for 202k? And have already signed?
I’m from Bavaria, and all I can say is "well then, enjoy your meal."
I don’t know exactly where Town & Country cuts corners, but I believe the house price is calculated starting from the top edge of the concrete slab – so you have to add 20k on top of that.
Additional construction costs are probably missing as well, just like earthworks.
And get used to one power outlet per bedroom; more isn’t included in the minimal package.

Do you already know what the bank's conditions are? Then read the 2nd post on the page here. There you can see what kind of interest rates are coming your way. Calculated up to at least 380k€. With your 1200€ you won't get far. Not even with the old amount. I would be curious to see how the parents' house improves the loan-to-value ratio.

Then as friendly advice: Since you have already signed, a lot is too late anyway. So have the contract checked as quickly as possible to see what you have gotten into. Ultra-cheap construction will probably go for little money, but I believe the average costs in 2017 were somewhere around €1700... Therefore, you should worry less about expanding and more about how to get an additional €50k buffer.

No, it was not a quick look here. We compared prices and services for 1.5 years. Talked to builders of various providers etc. and are now building the enlarged winter garden house with Town & Country.
