Briefly for better understanding for everyone:

Our 130sqm little house without a basement costs about 200k with a fireplace, conservatory, and all the extras. We are building in the village; our approximately 880sqm plot of land costs only about 45k.
The parents' house is only relevant insofar as we might get better conditions because of it.
The Sparkasse, our main bank, has already committed to financing us with a sum of about 340k. We are just wondering whether we might take out a bit more to make the house a little bigger.

I consider
- the income to be too low, or
- the loan amount to be too high,
in any case, however,
- the cost planning to be too low.

Anyone carrying around a 400k loan needs, in my opinion, a hefty income or a comfortable equity buffer to sleep peacefully.

For me, it doesn't fit together and the risk would be too high. But everyone may see it differently...

Or do you want to build it yourselves?

Somehow, it's just stalling and throwing numbers around all the time here. We understand that your property is cheap, but how do you come up with the idea of getting a house of this size and with this equipment for 200k€? Do you have an offer? Internet prices? If you have an offer, do you understand what is included in the price and what is not? Are you even capable of understanding offers from general contractors so that you don't get ripped off?

130 sqm doesn't exist for 200k€. Let alone with a conservatory and a fireplace!

What I do not believe:
1.

And after the 16k wedding is over, you suddenly want to live as frugally as church mice?
2. Described house for 200k
Even without a fireplace and conservatory, 200k is too little.
130*2000=260k
40k incidental building costs
=300k MINIMUM!!!

Hi Sessi,

maybe this helps you for comparison:

My boyfriend and I just bought without using the (existing) equity in the mortgage, so we fully financed the purchase price plus the additional costs on top. There wasn’t a single bank that rejected us. However, we earn more than you (but not drastically more). We took out a total of €245,000 (purchase price + incidental purchase costs). If, unlike planned, we don’t make a special payment, we will pay just under €1,300 for 8 years, then €970, in 25 years still €400, and in 30 years, shortly before retirement, we are done. €1,300 over the entire term would have given me a stomach ache, especially if children are planned.

Personally, I consider €360,000 too much for your income and 1-2x parental leave. Have someone calculate how long and how much you would have to pay for that. With your data, I would set a max limit at €300,000.
