I also find that exaggerated... anyone building with Town & Country has different ideas and probably won’t upgrade for 100,000 euros...

- for example, I wouldn’t do without underfloor heating
- nor the circulation line, otherwise you stand in the kitchen forever waiting for the water to come
- nothing is said about SAT for electricity / a few more sockets will probably be added
- a 90x90 shower would be too small for me
- a 170x75 tub would be too small for me

Of course, if someone wants all windows/doors as wood-aluminum in special paint + KNX throughout the entire house + spots and sockets in the laundry basket, they obviously have to upgrade significantly... but they also wouldn’t be building with Town & Country.

- our stair landing (1m x 1m) was a flat 250 euros + filling the stones (1m² just under 40 euros)
- the running meter of gravel protection strip around the house about 24 euros
- building survey of the garage was 500 euros for me... house a bit more expensive...

Rainwater drainage would be the only really relevant thing, because cisterns etc. can already cost a bit more.

The shower in the guest bathroom will remain small, we have already upgraded the shower in the main bathroom to be larger and level with the floor. That is already included in the price. We are fine with the tub, we like it that way since we currently have it like that. We consciously chose radiators and gas. We have always used radiators, I also like leaning on them in winter to warm my hands... we currently have them, manage well with them, and besides that, underfloor heating would cost us 15k. That is not in our budget. A fireplace, extra shower in the guest WC, larger house, nicer doors, wider, better entrance door were more important to us by comparison.

Ok, at first glance it looks pretty good to me.
I am therefore moving significantly away from the €100,000. Half should be enough for sampling + a buffer for the unexpected.

I would rather finance generously, if possible. Then make special repayments directly or spend the money on furniture etc.

As examples of small details that are already evident here and there from the construction service description. It adds up.

- "The unfinished attic or the non-expandable roof space can be used for storage purposes. A boarding of 1.00 m width as a walkway will be installed." If you want to use it, you should have more than just 1m width.

- "The shower area will be tiled up to 2.00m high." a bit low.

- Skirting tiles are also not included.

I see the biggest issues in the following 3 areas:

Earthworks/Foundation: As long as there is no soil report, it can hold a mixed bag of surprises.

Interior own work: Small stuff causes a lot of hassle. Material / and partly tools for textured wallpaper, paint, as well as floor coverings and baseboards are more than ambitious for 10T.

Outdoor facilities: Even if you do it yourselves (really have 10T for material).... well, that’s enough for a Spartan approach. Do you have an excavator?

Yes, my father's friend has a small excavator. They recently also tore up the entire yard at my parents', crushed it, paved it, transported construction debris... all for pretty little money.

Yes, the thing with the attic is true. We can't use it directly. We'll have to see to do it gradually as the financial means allow.
