I already like the entrance from the garage into the house, the 2nd utility room - well...

But having to carry all groceries across the house wouldn't be my favorite, rather garage - utility room/pantry - kitchen, but that's a matter of taste.

An open kitchen is not my thing at all, but that's also a matter of taste. Just like the huge bedroom plus large dressing room, I would rather prefer an en suite bathroom :)

But I don't really find much to complain about, I've seen quite a few things that were much worse!

So:
- as you might have seen, the washing machine + dryer will be placed under the stairs. There are several solutions for drying laundry in winter (dryer, drying rack that extends upwards, or using the office).

- The wardrobe is also planned to go under the stairs, so that space will be well utilized :)

- A bedroom with 16 sqm is completely sufficient for a 1.80x2 m bed plus nightstands. The walk-in closet was planned not only as a fashion trend but also for convenience. Since I work in field sales and often have to get up early, I can pack quietly without waking anyone.

- The children’s rooms have different windows because we wanted to keep the symmetry with the downstairs windows.

You wrote, “The house isn’t exactly small, you can get much more out of it...” feel free to make other suggestions and convince us :)

Our bedroom is just 13sqm and even fits our 2x2 meter bed. Why would you need an XXL bedroom?? The office and dressing room are separate. I don’t understand what’s so bad about the upstairs now. I think it’s well done!

Well, the architect gave each bedroom an unusual access: for the bedroom, so that the chimney flue is not in the middle of the room, for the children's rooms, so that they have 1 sqm more and the hallway is not too large. You can do it that way, but you should be aware that room entrances are unused space.

So do I understand this correctly? You enter your house and stand next to the washing machine and dryer. And somewhere there is also a hook where you can hang your jacket? And the washing machine and dryer basically run in the hallway and make noise throughout the whole house. :(

A drying rack that extends upwards? It has to stand somewhere. If you plan to use the office for this, then it’s rather a utility room. I just want to suggest that you haven’t thought this through completely yet...
If you build a house, in the end not only compromise solutions should result. :)

The bedroom may be 16 sqm, but due to the dreadful layout, it’s by far not usable. In the current drawing, a bedside table is already hanging “in midair.” Of course, it can always be smaller, but you have to like that.

By the way, the access from the garage to the utility room is rather unnecessary; the front door is 2 meters away.

This seems to me a standard floor plan from your construction company. However, if you are happy with it, okay.
If not, get an architect and have them design something sensible for you.
How often in your life do you build?.....

:) just think logically...what are a washing machine + dryer doing at the entrance under the stairs? Of course, there is a wall there with possibly your desired hooks on it. The stairs are open from the utility room, not from the hallway. Now understood?
