Great idea.

I'll take a quick look to find the right subforum and then you can find us there too.

@XIII: Buffers are included. I want to go up to 420k, but very happy to make special repayments and not have to spend (them). If you tell me what I can do to keep it at 380k gross including incidental costs or to get there, always very welcome.

What about exterior facilities? Which service phases does the architect cover with 7k€? Certainly not 1-8 or 9, right?

420k all in? I only see that with the room program without a garage. Or everything just smaller.

We want to do the exterior work ourselves. Sow the lawn, plant shrubs, we plan this for 2022. A landscaping company is not planned for the "lawn."

The architect is doing 1-3 and is an acquaintance of ours.

420k all in with all contingencies is the absolute maximum limit. We have to plan for 380 in the planning and building application so that there is enough buffer. To plan the full amount from the start, in my opinion, can’t end well...

Where does the cost estimate in the initial post come from? It is really miserable and unusable. Many items are set way too low and some, like for example [ESTRICH], are more than 100% too high. Nothing fits together.

Call me naive, but that was my own quick calculation on this Friday. We received the offer from our bricklayer brother-in-law for the shell construction and calculated it based on the % figures (I believe I got them from Bauwissen-online). Somehow you have to start calculating on your own, which is why I also registered in the forum.

Is "Glaser" referring to the windows? The amount will probably not be nearly enough if you look at your floor plan. Example from us currently: 5 "normal" windows, 3 double-winged patio doors, 1 single door, 2 lift-and-slide doors, from Poland (so relatively cheap), plastic (cheap), two-tone (was about a 20% surcharge) with roller shutters (venetian blinds are more expensive) we are, I think, at 30k. You have more and larger elements compared to us.
