So for the house you need either two consultants,
1. An expert who technically assesses the house regarding damage that needs to be repaired
2. An energy consultant who looks at the house from an energy perspective and gives you a roadmap for energy-efficient renovation

or one consultant who can do both jobs.

Neither will be able to give accurate price estimates. But that’s not their fault; it’s due to the current market situation. You can basically only lose here, because either the estimate is very cautious and the planned €200k renovation costs won’t be sufficient, or the estimate fits your budget or is lower and then you overshoot it, which is really unfortunate.

Yes, that would be the optimum. I’m already researching, but where do you find someone? The trick is also to find someone who doesn’t just work for their own benefit and whom you can trust. Preferably with a recommendation.

You need an energy specialist approved by (the KFW). I would start with that and go through the list of KfW (DENA list), and at least you'll get an overview of possible experts. I once found one on e...bay classifieds. I needed a flexible expert who works according to my specifications and not the other way around :p

Due to the waiting time for the heat pump: If it is the right heating system for you, then I would install it now despite the waiting time. Half a year goes by in no time. With a new building, you wouldn’t be faster either. I wouldn’t make a compromise solution there.

Those are actually the best experts Then you have your answer! I remember (I’m not going back) that at the beginning it was also said that one should consider whether to bring everything to new-build condition or live in a modernized charm house. Some call it a money pit! see above. Popular or lively?
