Let's put it this way, if I buy an old building for a lot, a lot of money and also have to renovate it, then it should be really, really good afterwards and not a half-baked compromise cost-saving solution. The one you are currently considering. Renovating always involves more work than building new. And these days it is simply even harder to estimate. I wouldn't do it at that property price if you have to watch your money. It's a bit like with cars. They can only be kept alive sensibly through repairs up to a certain point. Longer with a 3 Series BMW than with a Nissan Micra. And some cars never become classic cars for which it’s worth burning money.

I definitely agree with you! We want something decent for that amount. After all, it's about 200K... Basically, we would do it even without the recommendation, but the second hurdle is the location. Unfortunately, the house is on a relatively busy street with bus traffic. Actually, it is a very popular location in the city, and we are looking exactly here, but not right on the street :) Unfortunately, real estate purchase + renovation does not match the price/performance ratio we have set as our goal.

Everywhere ;) If I'm renovating anyway, then not with radiators, especially if it should go towards a heat pump. That is even a decent price. I had expected more considering the current insulation material prices. Whether it pays off is always relative – you have to see it in the overall context. So including heating, windows, etc. If you spend 3,000€ every year for oil or gas uninsulated, or alternatively 550€ for electricity, the overall measures make sense. Both economically and ecologically. Saved energy benefits not only the wallet but also climate protection.

For me, a renovation has to be a holistic concept. So without insulation and heat pump, decent windows suffice, at worst good and cheap double glazing. That would make the overall package significantly cheaper but leads to higher energy costs (how will they develop over the next 20 years?). And if you stick to gas/oil now and the heating breaks down in five years so that you might have to switch mandatorily to a heat pump, you might then have a house that is not really suitable for a heat pump.

For me clearly a "I renovate properly if it fits the budget."

Actually is like nice. Nice is the little sister of sh... Sounds like it’s not the dream location and the dream house after all, but the desperation is big enough to get something at all that even remotely meets your high location standards.

P.S. If you trust yourself with a bit of personal effort, you can also install the heat pump yourself as a monoblock. This massively reduces the costs.

It's actually not quite what we hoped for. The standards are not that high, we are just not particularly willing to compromise when it comes to certain locations. I think at that price I don't have to be. It's more about the fact that we don't have a proper plan. So advice on which renovation measures make sense where and fit in combination with KFW subsidies for an old building. Including a reasonably good estimate of prices. I'm now looking for such a "consultant".
