Just a small update: So, what definitely needs to be done is the entire electrical system (including laying new sockets and distribution board / fuse box), 2 bathrooms renovated, one of them enlarged, there is carpet everywhere but "still good" wooden floorboards underneath (could be restored). Roof still good, but uninsulated, a few cracks here and there (since the owners never did any major work, we see these as uncritical, possibly just repairs), basement not damp, but uninsulated. Gas heating old, but still works, heating pipes etc. unfortunately laid outside, so visible in the living space, windows okay, but possibly still salvageable, since dicht

The information remains vague...
180k with own contribution up to > 300k complete package.

For example, the heating pipes... Can they stay there or do you want to put them in the floor structure after all?
Are the floorboards really still good or is that what the seller says?
"Save" the windows or get new ones?

Your list is as open as the potential increase in construction costs at the moment...

The problem is that no one knows your requirements and the property. In addition, the rising construction costs. A bathroom can cost 15 but also 30k.

Windows would also be a case for the energy consultant for me. If you insulate thickly, but for example just had single-glazed windows, that probably wouldn't be so great.

Asked the other way around: what does your budget say? How much do you want to spend on the renovation?

Hello everyone,

We are currently renovating an old building from 1960 with about 170 sqm of living space (ground floor, upper floor, attic), or rather just starting with it. The initial situation is similar to that of the OP.

What we are doing:
- Roof: newly tiled & insulated (eligible for BAFA funding)
- Heating: installation of a heat pump including underfloor heating (eligible for BAFA funding)
- Electrical: completely new
- Pipes: new potable water and sewage
- Bathrooms: both bathrooms are new
- Additional cost points: new kitchen, photovoltaic on the roof, interior work (removing/adding walls, plastering & painting, new floors/doors, etc.). Basically everything that comes up.

We do 90% of the work to get the building back to the shell condition ourselves, and then the "big" trades come in (heating & sanitation, electrical, roof). For the other work, there is again huge potential for savings (at least for us).

Regarding the budget: It always depends on the requirements. Our plan is to invest properly in the substance and to "build" a correspondingly sustainable, contemporary house (that also costs the most money). A budget of at least 200K should be planned for this.

I am happy to go into some details if there are any questions.
