Only with regard to profitability calculations over the 20-year period. And there, the rental option is often 2-3 times as expensive as the purchase option.

Manufacturers of what? You have to differentiate BAFA = subsidy and KFW = loan with repayment subsidy. And apart from that, every bank is strict. Do you think a "normal" bank gives you money and just leaves you alone? In case of doubt, you also have to submit every invoice, checked by the architect or renovation advisor. With KfW it is even easier than with a bank. The energy consultant confirms to the KfW that the measure was implemented as planned. You do not submit invoices (unless you get a random check).

Our renovation project includes measures for heating (hybrid / heat pump or so), electrical, roof / exterior insulation, possibly windows and door.
I had researched that Bafa only accepts certain manufacturers, e.g. heat pumps, and those in turn are significantly more expensive and additionally, you say, sold out…

So definitely get the KFW on board for the renovation?

That is correct for Bafa – but applies exclusively to heat pumps. By the way, the list of heat pumps is 200 pages long (estimated 8,000 to 9,000 models). Everyone will find a suitable heat pump, with every current heat pump also being eligible for funding. There are no requirements at KfW. I would put it differently: Definitely get an energy consultant on board. Because they know all funding options and can tell you which programs are the most useful. Why forego funding? And if you eventually achieve an efficiency house XY, you can look forward to a lot of money. P.S. It’s not only the heat pump with underfloor heating itself that is eligible for funding. The following are also funded: - Floor coverings including removing and disposing of screed - Impact sound insulation / insulation - Underfloor heating - New screed - Electrical work for ERR - New parquet flooring etc. For renovation to an Efficiency House 40EE, there is a generous 50% repayment subsidy. For a loan of €150,000 (which you get for one housing unit at most), you receive €75,000 in gifted funding.

So an Efficiency House 40EE won’t be what the old place will become :) Is something possible for the old building too, are there still Efficiency House 55 etc? Is that also funded like this? Is the energy consultant free in the initial consultation?
