Make yourself a list with all the points that need to be done and look up prices online that you can find and add them all together.

    [*]Roof: above-rafter insulation and new roofing: e.g. 60k
    [*]Exterior insulation 35k
    [*]New windows 25k
    [*]New front door 3k
    [*]Renew heating
    [*]Replace radiators or remove screed and install underfloor heating?
    [*]New electrics (chiseling channels yourself saves money)
    [*]2 bathrooms, 1 kitchen: 25k+
    [*]Floor coverings including installation
    [*]New staircase? New wallpapering?

Does the floor plan fit, or do walls also have to be moved?
Install roof windows?
There probably won’t be money left for photovoltaics, maybe at least have the connection laid on the roof for later.
Renewing the heating without insulating the facade is not very sensible, because your heating will then be over-dimensioned after the insulation.

I made such a list myself a year ago and asked for prices by phone to see if the scale was about right.
And watch out with realtors, mine said "yeah, our architect says with 200k you have this thing top equipped." When I asked again he said "no, he calculated with under-rafter insulation, the roof is still okay." That one was older than yours. So the architect’s calculation was already missing 40k.

We will then create a kind of renovation roadmap, as we want to start as quickly as possible once we acquire the house...

A few more questions to the group:

Insulate an old building, or alternative? Do you even have to insulate an old building with thick masonry (keyword room quality and mold formation)?
What do you think about the rental option, e.g. Enpal photovoltaic systems, does anyone have experience with Enpal?

I have read a few posts in the forum .

Of course, one can also do without external wall insulation, but this is absolutely nonsensical in terms of energy costs. And depending on the region, the radiant cold in winter is so severe that you freeze despite the heating being turned up. Thick walls do not keep the heat inside the house; they only delay the temperature drop by a few hours. In addition, there are dew point problems on the walls, etc. And yes, people lived like this in the past, but back then not all rooms were heated in winter and a lot of clothing was worn inside the apartment. Is that what you want?

The energy consultant will tell you, it definitely depends on the walls. The recommendation will probably be "YES" in most cases.
The energy consultant comes by, takes photos, and asks for building documents, and in the end you get a report with individual measures showing how much heating energy you can save per measure in percent.
There are also things like "new front door" mentioned and not just the big items.
There are surely houses that you could insulate, but then you completely ruin the exterior appearance.
Then you might save yourself the 30k for facade insulation, switch for that money from an air heat pump to geothermal, and add an extra 10kWp on the roof.
You need the consultant anyway in the end, because you only get funding if you follow your renovation roadmap.
