Yes, that’s usually the case when you buy existing properties and the location is that good. There are plenty of people here who do major renovations or completely tear down. I didn't say small things, but demolition work and laborer tasks. Time is often expensive and precious. You can easily gut everything yourself, from the screed to the bathroom. The disposal is often cheaper privately as well. You can chase (cut channels) and fill them again. The roof can also be insulated between the rafters by yourself. This is often even done more thoroughly in EL. But I agree: if I hand everything over to an architect and have absolutely everything done by others, 300k is realistic. To answer the question: No, you don't have to do everything immediately. But it is recommended because then you're finished for now. And as was already said, everything that requires opening something should be done immediately.I consider 180k to be too optimistic if you can only do small things yourself and renovate the entire package. However, I don't know what standard is desired. That makes a big difference. I would rather be at 300k. @alib it might also make sense to involve an energy consultant because of funding.
