Single-family house from 1950 with backlog of renovations "Charm of the 50s" - renovation costs

The information remains vague... 180k with own contribution up to > 300k complete package. For example, the heating pipes... Can they stay there or do you want to lay them in the floor structure after all? Are the floorboards really still good or is that what the seller says? "Save" the windows or new ones after all? Your list is as open as the air upwards with construction costs at the moment...

The problem is that no one knows your expectations and the property. In addition, the rising construction costs. A bathroom can cost 15k but also 30k. Windows would also be a case for the energy consultant for me. If you have thick insulation but, for example, single-glazed windows, that would probably not be so great. Asked differently: what does your budget say? How much do you want to spend on the renovation?

We are also currently renovating an old building from 1960 with approximately 170 sqm of living space (ground floor, upper floor, attic), or rather, we are just starting. The initial situation is similar to that of the original poster.

What we are doing:
- Roof: newly covered & insulated (eligible for BAFA funding)
- Heating: installation of a heat pump including underfloor heating (eligible for BAFA funding)
- Electrical: completely new
- Pipes: new potable and wastewater pipes
- Bathrooms: both bathrooms are new
- Other cost items: new kitchen, photovoltaic on the roof, interior work (walls removed/added, plastering & painting, new floors/doors, etc.). Basically everything that comes up.

We are doing 90% of the structural shell work ourselves, and then the "big" trades come in (heating & sanitation, electrical, roof). There is again huge saving potential with the other work (at least for us).

Regarding the budget: as always, it depends on the standards. Our plan is to invest properly in the substance and to "build" a correspondingly sustainable, contemporary house (that also eats up the most money). A budget of at least 200K should definitely be planned for this.

It sounds good to me. Do you mean with "Heating pipes etc. unfortunately installed outside, visible in the living space" that the heating pipes are installed "on the surface" (or whatever it's called)? I don't find it that bad, we had it too and it gives the rooms a bit of an industrial character. Or you just hide them nicely. Unfortunately, I can't say anything about the costs because my husband did almost everything himself with friends in our 1950s house.

Who is saying that now? A building expert or you as laymen?

I have only partially seen the floorboards; they are still covered with carpet. Since I do not own the house, I unfortunately cannot check everything in advance (the carpet would have to be completely removed for that). Honestly, the windows are okay, but not up to today's standards (does it make sense to only replace the panes?)
