You keep throwing around information and numbers that we cannot assess/evaluate. Then show us the property of desire. Are you possibly only paying the land price in this supposedly prime location because the house is actually ready to be demolished? We don’t know. But if something was already invested in the 80s, it shouldn't be that bad now. We still don't see anything here...

Yes, you are right. Actually, we always go through the house with an expert, but unfortunately he had no time at such short notice for the first appointment. A second appointment is being planned. We like the house, but because of known developments we are unsure whether we want to take such a risk...

The loan seems high to you? You mean the monthly payment would be more?

You probably know your market best over the years - is the house at the 2021 price level, or is it already cheaper than comparable properties? Personally, I consider it rather expensive. Little land, little renovated. But probably built to a high standard. Check the standard land value in BorisNI.

Regarding the rate - I do not see €2500 there. Probably much more will come through the renovation. Let’s assume "only" €200,000 renovation costs. Then you have "only" €150,000 equity and additional costs fixed at >€3300 per month - if you need a loan of €650,000.

To the house, if one can say that… Unfortunately, you probably don’t have your own photos of the structure, corners, etc.? (Link is deleted) As a former real estate photographer, I would digitally retouch any black discoloration on the walls, remove some algae from the roof, and spruce everything up a bit for marketing purposes. Well: I’d say: anyone looking for what the headline promises will find it. The house would lose its charm if you renovate too much or go about it the wrong way. Gas heating is from 2010. Plastic windows with shutters from 1980, wooden floors are great. What I would do: replace the electrical system, bathrooms, and carpet flooring. Possibly check the flat roof extension for leaks, as well as the energy calculation. Underfloor heating or later conversion: ask an energy consultant. But first involve an expert. If you replace the windows, then you’ll probably have to address the facade as well. Consider a larger window facing the garden.

The price always depends on demand (it’s unfortunately a bit crazy in these locations). If the renovation needs weren’t so high, or the trades currently so expensive, then the price is realistic. (Boris approx. €500)
