what is the difference between Sondertilgung and this:
You have the right to repay the loan in full or in part early at any time.
You have to look at your contract as a whole yourself. Quoting fragments here without considering the entirety doesn't help much, at least not for us whom you are asking.
But: I, as a non-banker, know that Sondertilgung is agreed upon in the contract or not. At least you do not pay any compensation on it because the Sondertilgung is part of the contract, usually with a maximum sum set as a percentage of the loan amount (e.g. 5% annually). So not "completely" or "early." There is no damage to the bank, nor administrative costs or similar that the bank charges afterwards.
A banker may want to phrase it better ;)
I assume that no Sondertilgung is agreed upon in your contract?!
