Newly built city villa with a granny flat and double garage

That's exactly what I mean, it is assumed that 30 cm are listed in the construction service description... It is 80 cm and we are the last ones building in the new development area. Here, people inquire how it went with the neighbors.

By the year, I mean a variety of options, where eventually one target option remains. I can gladly describe the kitchen planning with process description so that the forum can understand (if there is a need) how it is intended.

We have already dealt with the bathroom for a long time, had conversations, and carried out bathroom planning. The staircase is a problem here (as you have already noted) because of the hallway, utility room, and bathroom upstairs.

I agree with Yvonne and find the daily kitchen access next to the island very unfortunate. Complicated and far. I also don’t find the kitchen layout entirely convincing yet. I would rather place a large sink island and the cooking area in the niche at the bottom of the plan. Then to the right of the plan, many tall cabinets or space for coffee/kitchen appliances. When preparing and working on a large scale, you always need water again and again. Seating places then rather at the top of the plan or not at all. Because 3 seats in a row always have a bit of something like a chicken perch. The question is also, is that a terrace access there in the kitchen? That would be practical.

The guest WC caught my attention as well, just like Yvonne.

I also don’t find the upstairs bathroom and shower at the entrance very successful.

Upstairs sleeping/dressing... more useful square meters could be gained in the hallway for towel/bed linen storage/floor vacuum cleaner etc.

The staircase looks quite narrow.

I wonder how the building services will be arranged in the utility room and how much space will still be there. The 3 doors create a lot of passage area that is not available for actual storage.

And, I don’t understand who the target group for the granny flat is.

Unfortunately, it’s not enough to just move a wall, so for now one can only list the points that stand out without immediately coming up with a finished new plan.

Thank you for your contribution. There was never talk of a finished plan. Rather a solution approach that we as builders must check for implementation ourselves. It would be a dream if something like this were provided here for free, but that is nonsense.

I don't understand the "complicated" access to the kitchen. You can get to the kitchen wonderfully directly from both the living room and the garage. The refrigerator is at the beginning on the right side of the kitchen, so we don't have a "long" way from the living room if you just want to get a drink. The island is intended exclusively as a generous work surface (with sufficient outlets as well as an extra light switch for additional lighting above). If water is needed, you just turn around once and get it from the tap. To avoid having to do this several times, you can take a one-liter container (although I have never needed that much for anything like baking, etc.). Let it be a total of 5-6 steps...

Yes, there is a terrace door in the kitchen, which is aligned with the window arrangement on the upper floor (appearance).

Laundry room with technology, you are right, I myself have been pondering for months about creating an adequate solution here without compromising other rooms. Maybe Santa will bring something for us.

We do not want to block the hallway on the upper floor with cabinets as storage. I think or rather I know that the dressing room is huge and there is enough storage for bed linen there. Moreover, there is still enough space in the bedroom for furniture.

The granny flat is a pure single apartment for working people or students without pets. The drawn-in furniture is way too big, which is why it feels a bit "cramped." There is still enough space for cabinets here, for example to store a vacuum cleaner. There is also enough storage space for suitcases, etc. in the attic.

Attached is a first draft of the kitchen for better clarity. The protruding walls near the refrigerator will not be there in the final version....

I won’t say anything about the kitchen ... although ... the minimal distance between the cooktop and the sink alone contradicts ergonomic considerations. Normally, the main workstation is between the cooktop and the sink.

And by water at the workstation, I don’t mean a few drops of water to add to the dough, but the sink. Washing vegetables/fruit etc. ... then preparing immediately, cleaning knives/boards in between, so that, for example, the fruit doesn’t taste like onion, and so on.

It’s simply NOT done by just moving a wall here. And especially the kitchen access is actually the prime example of not being straightforward in your design. Who is going through the utility room to get to the kitchen? Because of the few groceries you sometimes bring? Daily traffic will be more like “coming from upstairs” .. and then through the living room (which is not really a problem), past the island, where surely someone didn’t push in the chair again, to finally end up at the work counter .

Why actually the glass sliding door? Is it supposed to disappear into the wall? Have you ever gotten price quotes for that? It probably won’t be cheap.



By the way, I don’t consider the furniture in the granny flat drawn too small. For students, I find it almost too big .. or rather suitable for a couple, but then the bedroom is rather awkwardly laid out. Individual working people also have a social life and might imagine a bit more kitchen or something like that. So .. at least I do.

Living area main apartment ... chimney shaft .. is there supposed to be a fireplace too? Then I would also draw it in.

Generally, I find it rather unfortunate that the main apartment is more or less excluded from southern light. In winter, the living area will get quite dark.

In front of the island in the kitchen, there will be a fixed glass element which will be "milky" up to the top edge of the island. The right as well as the left glass element can be moved behind the fixed glass element. An offer is available, yup, and as mentioned at the beginning, this is a nice to have and will only be implemented if everything else stays within our budget.

The fireplace is already fixed and is also a nice to have. It is the Contra 35T1 with storage.

I had written small furniture in the granny flat... I meant large furniture. I myself have lived in such an apartment and see no problem here as a single (as I already mentioned). On the contrary, my kitchens were much smaller. In addition, there is a separate entrance, parking space, and garden.

Yup, that’s why the window in the main house at the top left in the living room, which of course does not replace a window front with 2, 3, or 4 elements, but also does not let extreme heat into the house in summer. The granny flat is fixed and rotating the property 90 degrees is not optimal. Therefore, we are aware of this.
