We have been property owners for a longer time and have therefore already paid a large portion. House connections cost us 5,000 EUR. After deducting all payments already made, 12,000 EUR remain, although we have applied a buffer and calculate with 17,000 EUR. Otherwise, we would also be almost at 30,000 EUR, yes.

Hello, The way to the bathroom upstairs is too far for me and the shower right by the door is not my thing. Unfortunately, I am not a fan of these slanted walls either. There is really a lack of storage space in the granny flat, but I don't know where to get it from right now either. With the costs, I'm keeping my fingers crossed that it fits and everything is taken into account! We are currently building a very similar project. Admittedly somewhat larger, but without a garage, only 2x carport, and we are paying almost twice as much. Turnkey!

Regarding additional construction costs again: no, I mean with 30000 only the additional construction costs, not the ancillary purchase costs. Actually, only the costs that arise from building, e.g. you are already over 10000 with earthworks...

Regarding the floor plan: there are too many walls that I run into, especially in the kitchen. The hallway would be too long for my taste, the kitchen hard to reach. The living room has only a narrow depth of 3.57 for watching TV... The cabinet space in the kitchen wouldn’t be enough for me. The chairs at the island will always be in the way and are hardly usable at one meter. The WC is way too small for 4 units. And regarding the positioning of a urinal, I wonder if a man who finds it too undignified at home to sit on the toilet is dignified enough to clean this favored fixture? Because sitting next to it at "odor height" would already trigger nausea for me :P So I would do without it. Upstairs, this one wall is too angled and has already been mentioned twice. The bathroom can’t even accommodate a normal shower. A narrowed placeholder is drawn there that must not exceed certain dimensions, because otherwise there’s no way through and the shower becomes a barrier and tripping hazard in the room. That would be the first dealbreaker of this design at the end. Conclusion: the house looks on the outside like more than what’s hidden inside. And yes: these city villas on a square floor plan don’t make positioning a staircase easy. But I believe I have already seen better designs. Suggestions: no, I don’t have any. Simply start over and possibly break free from the corset of the square. Merry Christmas! Greetings

: You're right about the way to the bathroom, but it was deliberately chosen because of my wife's shift work. I am a light sleeper and unbearable when I don't get my sleep . Where in Germany are you building, and does the BU also come from this region?

: The development is included in the offer. Special disposal is carried out by our neighbor and former owner (farmer) (contractually agreed). We have still taken a buffer into account.

I don't understand too many walls in the kitchen. You can push the chairs under the island, and this has already been considered for the execution. This way, there is always a 1 m passage. If that is blocked, due to the wife’s Christmas baking or the chairs, then there is a 1 m passage on the opposite side. The kitchen unit is > 4 m plus opposite the island as well as under the island with storage space. Work is done on the island, the stove with the sink is integrated in the > 4 m unit (intentionally).

Guest WC you are so right about that, we haven't thought about it at all yet. I think the standing toilet will be removed.

In the upstairs bathroom, there is no placeholder for a shower but a 90x120 cm shower, as we want it. Originally it was supposed to be opposite by the window, but only a 70 cm wide one fits there and that is out of the question.

We have been planning for almost a year and certainly won’t plan anew now. However, changes can still be made, just like with the toilet.

I find it less good to criticize something but not to make a suggestion for improvement.

Thirdly: ancillary construction costs are the costs that arise in addition to the fixed price and have to be paid by the builder. Your construction manager will have earthworks included up to 30 cm; everything else is extra.

On the topic of improvement suggestions: one should look at the forum before posting something: we mods spend a lot of volunteer time here anyway. If I start with a suggestion to move a wall, I can only do that in words. Others here have no architect and no ideas – sometimes I spend evenings to come up with an adequate proposal for them.

As you yourself say, you have been working on your plans for a year. So why should I in short or long time (I’m going to ignore the relation of one year to one long hour) ruin your architect’s plan or conjure up another one for free?
I differentiate with my choice of words between basically and my opinion: you can gladly leave it as it is, but you will certainly think of my words about the kitchen (long, complicated routes) in the finished house, for sure.
Regarding the bathroom: if you engage more with bathroom facilities, maybe.
Anyway, I’m out and back into Christmas.
