Somehow, I can't think of anything more to say about this. But okay, I hope you will be happy with your "luxury bathroom" . I am not an architect and will not be one, so I don't presume to judge. I also don't want to question the purpose of this discussion, but I believe it was already lost several pages ago due to the way you handle criticism.

No, may I remind you that you have received a lot of powerful hints? The implementation primarily lies in your head, then comes the visit to the architect to minimize these mistakes. At least the client must understand the good intentions behind it. Unfortunately, this hasn’t quite happened with you, so Climbee had to start all over again. Why should someone now make you a sketch with other possibilities if you justify the mistakes and don’t want to know? If one of us sits down here after work, a good week goes by planning for someone who doesn’t see the disadvantages in their plan. Also, the example with the dressing room: it’s of course about not disturbing the other person when getting up or going to sleep, that’s why Climbee suggested you access the bedroom _via_ the dressing room. This way, the intimate area remains in the parents’ section and not in the hallway. I’ll give you a tip and suggest you browse the forum for other floor plans. If only one of us had the time and desire to draw a city villa with a granny flat and attic for a skeptic, you would already have something here. You also seem not to have followed up on my comments regarding the stairs, stair position, and my doubts about the width of the WC niche or the fitting of the stair cut-outs, etc. In this context .. the ground floor bathroom

with planned corner entry and cabinet is also not really impressive for a new build.

I still think this project has to be started anew from scratch, especially because the living room will become so dark. Because the tenant apartment’s terrace lies in the boundary strip and for various other reasons listed here by everyone.

Is there also a street on the right side of the plan? … Then also an indication of how the neighboring houses with their garages are roughly positioned so that one can detach oneself from the current plan.

What else I notice:

The main house is supposed to be inhabited by 2 adults and 1 child/teenager? That’s not entirely clear.

The guest is supposed to sleep in the office on the ground floor (maybe draw the room with a bed) ... so why actually 2 children's rooms?

320k including equipment after the architect estimated 290k for the house, I think is very tight. Do there really have to be 2 children's rooms? Could the planned "non-2-storey" design also be achieved without a granny flat, by making the upper floor smaller than the ground floor? The ground floor then perhaps slightly larger to better structure the rooms? And could that not also achieve better use of south-facing light?
