New construction on a new plot without a child - how do we approach it?

That's exactly what I think too :-)

I now have an inquiry running about when the building plots will actually go on sale

In the meantime, we'll take a look at possible floor plans and possibly show homes

Here I am again,

yesterday we went to look at a few show homes. It's partly unbelievable what kind of people sit in the houses as "consultants."

We had to read a lady her own floor plans because she suffers from acute presbyopia but is apparently too proud to wear glasses. She didn't even know the differences between KfW40, 55, 70 and didn't know what kind of heating systems were installed in her houses. When we asked about bungalows, she showed us townhouses... well... checked off...

Another guy didn't even get up from his chair in the upstairs office but leaned back, put his legs on the desk, crossed his arms on his stomach, and said that all the houses around his are useless anyway. If we want to spend money, then only with him...

...and bye

but there were also very interesting and lively conversations

Fingerhaus
and Danhaus

Luxhaus, Fingerhaus, and Danhaus had very well-informed people there who not only know how to "sell" well, but you got the impression that they really engage with their products.

Of course, it could be completely different on the second visit; it certainly depends on the person who is there, but the first impression definitely counts a lot for forming an opinion.

Some houses weren't open at all (or not open after 4 p.m.??) including Gussek Haus, ProHaus, Haake-Haus.

A pity, but we still have the second entry "free" – next time also with a bit more time.

Also regarding our budget, we are now a bit further along with our considerations.

If this is going to work out, then this time with as few compromises as possible, just as we imagine it, turnkey or ready to move in...

At the moment, we still have all the time in the world and will continue to inform ourselves and "look forward" ;)

phew we thought we were very early, but if this continues and I keep reconsidering, doubting, changing, etc., I now know that we are not early at all.

But we have made progress...

even to the point that there is a "reserved" plot, which so far is only roughly parceled and will be a new development phase in a larger building area.
Currently, it has 764m2, is quite square (wider at the back than at the front on the street) and we have the option to enlarge it (current idea is to add about 1m on the right and left... - we would then have approximately 820-830m2)

Changes can be communicated until the final development begins in spring 2016.

"Construction readiness" is planned for autumn 2016.. but we want to start at the earliest in 2017...

but now to my current "problem", I hope for a few suggestions...

At first, we went to the prefab house world in Hanover... since we currently also have a prefab house we are very happy with (the company no longer exists) we actually wanted to build in that way again...

a second visit there favored the following company:
Weberhaus - A (for me) dream floor plan in the ebenLeben concept would be just right for us with a few changes...
but we want comparisons...
prefab??
solid construction??

so also to explore the other direction:

a visit to the Helma model house park... uff... every house smelled musty (at least for my sensitive nose), the floor plans were all illogical (at least that was our impression)
My husband's thought about the smell: maybe it is due to the installed pellet heating systems...
My thought: smells musty because not properly dried...
Explanation from the lady at reception: the cleaning ladies do not ventilate properly - wow... what a brilliant argument for a company's showcase...

Thus, "solid construction" moved down a bit...

until we went to Viebrockhaus ... oh... the bungalow standing there with an open space over the living room immediately caught my attention. The consultation at a Viebrockhaus representative in our district was very pleasant, honest, and informative

BUT... I myself work in a construction company and 3 months construction time for a masonry house is very ambitious.. (even if it of course attracts many, many customers) for me it is rather a negative point (we have time anyway^^)

Reports online that the houses do not dry as well as promised and that one should not place anything against the walls in the beginning and so on simply make me worried about the short construction time.

For those wondering why I don't build with the company I work for:
we only work here in the region (and we do not want to build here) and we are mostly active in old building renovation, remodeling, renovation. And we want everything from a single source...

Back to Viebrockhaus...
KfW40 interests us (even if it may not necessarily make sense due to the additional costs) - we want to build a bit for our "green conscience" and are willing to spend a bit more money for it.
That Viebrockhaus only builds KfW40 (and plus) suits us well.

BUT... I struggle with the heating systems...
I have read up and down about the Nibe systems installed by Viebrockhaus on the internet. But I just cannot come to a conclusion whether it really makes sense or not.
I do not really understand these systems (everything is logical to me with a gas boiler... - but when it comes to ventilation systems, heat pumps, etc. I get desperate)

Viebrockhaus is not cheap... but the built-in "standards" are in the high-quality range.
Probably similar for Weberhaus (we will soon make an appointment there)

Through a trade fair visit, we also contacted Fingerhut-Haus among others and had some consultation there in the meantime. hmm - on the one hand, found great ideas in the floor plans. KfW55 is built as standard. Nice, well-informed employee. So far, the spark has not yet jumped. But we will get a cost estimate...

We also looked at some "cheaper" providers, but first, with certain requests, you arrive at similar prices anyway and secondly:
we once built cheaply - luckily everything went well back then and we are still satisfied...
now - 20 years later - we have different demands and also different financial possibilities.

What simply lacks: time for construction and good nerves for the building phase... So we want to make it as simple and short as possible... (which then rather speaks for a prefab house...)

Perhaps someone can give me a few ideas on how we might proceed in our decision.
