Is purchasing a house and complete renovation affordable?

This helps me a lot since we are tackling a very similar project next year (built in 1956, 143 sqm, designed as 2 residential units) and also aiming for a KfW efficiency house. Personally, I had actually even expected 30,000 euros for the photovoltaic system. So I definitely (positively) miscalculated. I’m already looking forward to your further progress, please keep it up

Are these prices you set yourself or do you already have offers? Regarding the prices, quite similar to ours.

Are you changing the room layout or doing anything with the statics?

These are the prices I have set for myself. Overall, it must not become much more expensive (a maximum of 10 to 20%), otherwise I will not be able to finance it. The room layout remains the same, and nothing will be changed in the statics for now.

Here are two more pictures of the finished roof with the photovoltaic system. We have received the photovoltaic invoice. For 11.3 kWp and 14 kWh storage, we ultimately paid 11,500. The roof invoice is still to come but I hope it will not be more than 60,000 euros.

Small update - the electrical work is 99 percent completed. The new control cabinet is hanging in the basement and now needs to be wired.

Next will be the plasterer.
We have obtained quotes.
Between 14,000 and 16,000 euros.
The plasterer is supposed to start at the beginning of April and needs about 2 weeks.
The interior rooms will be plastered to Q2.

We still have a problem with the old staircase. According to our standards, it is no longer up-to-date and we would like to improve it. Now we have come across microcement.
We also have 2 quotes for this, but they are close to 5,000 euros.

However, we cannot cover the staircase with a high build-up such as tiles, otherwise we will have a problem with the step.

In the meantime, we have also decided on an air conditioning system.
2 outdoor units and 5 indoor units cost us a total of 6,800 euros including installation.
The company has already laid the lines.

There will be about 160-170 sockets in the house.
I have done a lot of the electrical work myself with a friend.
We will probably get away very cheaply with the electrical work.
All materials (cables, flush-mounted boxes, new control cabinet, materials for sockets, recessed spotlights, socket registration by an electrician, wiring of cables, etc.) cost us about 16,000-17,000 euros.

For the roof, we have almost hit the target of 60,000 euros. It is only about 700 euros more.

When the plasterer is finished, I will give another update.
