Is purchasing a house and complete renovation affordable?

We once spoke with an energy consultant about the renovation of a house from around 1930. Similar renovation needs as with you. Heating system, surface heating, new windows, possibly a new roof, insulation, different room layout, new bathrooms, complete new pipes and electrical wiring, possibly excavating around the house for insulation/sealing, drying out the basement.

The energy consultant gave us a very rough estimate of 450k, but that was at the end of 2021 and in a rural area in RLP.

When we talk about nuclear renovation and/or demolition, that is a size too big for you

Well, those are figures from before the interest rate turnaround vs. figures from now. It's often forgotten that it is exactly these demolition houses / total renovations where prices have collapsed the most.

If the location is top and the house basically too, one might try a renovation. What you want, however, is a complete renovation. That certainly won't be cheap - in the range of 200,000€ upwards if you don't have craftsmen at hand.

If it really is supposed to be a complete renovation and everything is done by craft companies, it costs as much as a new building. 3500.--€/m². You only do something like that if building like that is no longer allowed, you can do a lot yourself, know many undocumented workers, have a lot of time, and want to live on a construction site.

In my opinion, prices have fallen on average by a maximum of 10% because the outliers upwards are gone. Currently, very few people are buying anything and the distressed buyers who were able to finance everything at 1% are also gone.

At the current interest rates, you already pay a considerable amount monthly to the bank for the purchase price. Then there’s the renovation. There is a huge range. If you have a good Romanian construction crew or all trades in the family or want to build yourselves for years, then maybe around 250,000? Rough guess. Just a new roof today quickly costs 40,000 or more from the roofer. The house is medium-sized. Insulation and façade, heating, roof, windows and doors, all of this is expensive. Bathrooms certainly new as well. So basically almost everything except the load-bearing walls. That costs. And all of it costs in big chunks.
Have you already been given a figure from the bank for a possible loan? That’s where I would start. You have good equity and no children, so there’s some room there. First seek a conversation and then stay realistic and question critically. What is your goal, what quality do you want, what can you live with or not? And remember that the bank will tell you the maximum – and the maximum is usually already unhealthy. You still want to have a life, you want children and you don’t want to eat toast and noodles for 20 years.
