Is purchasing a house and complete renovation affordable?

It also always depends on who you ask. For our house, we didn't ask anyone, it would probably have been something like 250,000 and up (2017). Because many simply need too much luxury and are used to it and see it as normal. The vast majority would definitely have built expensively. We can live with 15m2 living room. Sure, it could be a bit bigger, but it doesn't have to be. Our main bathroom has less than 5m2. Many would consider that unacceptable. And that runs through the whole thing and suddenly it's not 200,000 anymore but 400,000.

But that doesn’t mean you’ll get a good price. My heating engineer always told me that he flatly refuses inquiries from friends and family. The margin is too low for him to give the “expected” discounts, and that only leads to conflict. However, the plumber from the family circle might be able to install bathroom furniture that you supply yourself without much discussion. That would be a good advantage.

Trusted professionals are IMHO great advisors but bad business partners. It wouldn’t be the first time that you end up with a bad feeling on both sides and one less friend. I consulted a close civil engineer and supply technician / house planner intensely during my house construction. He was able to advise me 100% honestly, precisely because he had no personal interest. I would always do it that way again.

Friendship ends when money is involved, that's a fact. However, with a heating system or a roof, I would avoid doing anything "unter der Hand." You have no warranty claims if something goes wrong. The craftsman won't remember that he spent 2 or 3 weekends climbing around on the roof with you. Apart from that, you have to finance it anyway, right? The bank usually wants to see an invoice for the payment of the costs for the roof, the heating system, etc.

However, one must also assume that the vast majority of builders are families with children. And even though one can certainly manage with little... with 2 children, I don’t want a 5m² bathroom or a 15m² living room.

I never said everything would be done "off the books." Still, it’s advantageous to have such a trade within the family circle. Even just the assessment is worth something. Besides, I know nobody will rip me off.
