Is purchasing a house and complete renovation affordable?

50k personal contribution is a lot. Do you have specific trades planned or is the number just pulled out of thin air? Keep in mind that with personal contributions you only save the labor, not the materials. That roughly corresponds to at least half a man-year. As an amateur, you need twice as long, so one man-year of work. You don't just do that on the side.

That's true. Only in our area, there are no houses under 700,000. And if they are offered, they also have to be completely renovated. A friend built in the new development area. Plot size 290 sqm and a new house with 136 sqm. In the end, he paid 720,000 euros. And that doesn't include a basement.

And rents are rising rapidly here. New apartments often cost 15 euros per square meter.

Electrical work with a friend who is an electrician, heating and bathrooms are handled by a family company. Otherwise the "classic" tasks like demolition, laying floors, wallpapering, drywall construction, chasing out slots

The friend certainly got the better deal. 136 sqm of new construction with well-designed rooms and a nice floor plan is often better than 160 sqm of old building with crooked and small rooms. And that at 1% interest.

You can see it either way. I have more than double the plot size and still have a building plot for the children in the back part.

I absolutely agree. You are better off with your old building, but this is a forum mostly for new builders and the response reflects that.
