Is purchasing a house and complete renovation affordable?

For me, that's the word for Sunday. As with so many other things, you can't infer other people's needs and expectations from your own. Back then, we received criticism for our floor plan regarding the corridors. So many square meters wasted on corridors, such a small bathroom, etc. We also received many good suggestions, but we left the corridors and the comparatively small all-purpose room just the way they were. And now, being able to walk around inside, I am SO HAPPY. I love the house exactly as it is laid out. I'm really counting down the hours until we move in. But I can also accept that the floor plan wouldn't be right for everyone else. It would be boring if we were all the same.

Our house has the largest hallway ever built by the construction company - whether that really covers the entire 90 years of company history I don't know but we had to literally force the planner not only in this aspect. Just like with the many other issues we pushed through, we are infinitely glad about it.

what has become of it now?

Sorry for the late reply.

We discussed the whole thing with our architect/structural engineer.
He gave us a cost estimate of 330,000 euros for a complete core renovation.
He mentioned 50,000 euros of own work, so ultimately 280,000 euros remain for the complete renovation.

That roughly matches our assessment.

Yesterday we finally had an appointment with our energy consultant after a long wait.
Since it is a worst-performing building and we are doing energy renovation, funding (program 261 from Kfw) is possible.
The energy consultant's rough estimate yesterday was 380,000 euros in renovation costs (own work still has to be deducted). However, he only calculated it "quickly" in his head.

We will receive the energy consultant’s result with a cost breakdown in about 6 weeks.

With the two cost estimates (architect and energy consultant), we will then go to the bank and get advice.

Since some here in the forum have brought up demolition and new construction,
I hardly believe that nowadays demolition and new construction can be done for 350,000 euros.
Of course, a new building has major advantages, but unfortunately it is feasible for us.

I don't know. In the end, you pay about 700,000 euros for >150 sqm and still only have a renovated old building with many compromises. Economically, that is not viable. If the building is not an architectural gem of the 60s, I would really think it through again.

A house purchase is never economic but emotional. And for many, only the location of the house matters.
