Is purchasing a house and complete renovation affordable?

The attic is currently being prepared; there is about 20 centimeters of space (in height) between the wooden beam ceiling, so I will add a layer of perlite loose fill there. I hope that is sufficient for sound insulation. The old wooden beams have been leveled so that I have a flat surface. As the top layer, 22mm OSB with tongue and groove will be used. These will be glued. Does anyone have a different idea for the construction or can someone tell me if the loose fill is sufficient for sound insulation? We paint more impressions of the complete renovation. The first bathroom is fully tiled. Next, the walls and ceilings will be completely plastered and sanded. We want to finish tiling and plastering by mid/end of September.

And it goes on.... The plan is that we can celebrate Christmas in the new house. Both bathrooms are fully installed. Hopefully, the tiler will finish by the end of November. Meanwhile, the window sills are finished and installed. The kitchen will arrive in 2 weeks.
