Today we removed the roof covering and made it weatherproof again with [Folie]. The roofer is coming next week. We had nearly 6 tons of clay tiles to deliver today.

To give a financial update. The loan is still ongoing. I don’t see any problem with a rate of 1,680 euros. We both have been able to slightly increase our incomes so that together we have 6,000 euros available. To add up the costs of the trades. Heating and sanitary (2 bathrooms) with bathroom equipment, water pipes, sewage installation is about 80,000 euros. Roof completely with 7 skylights 60,000 euros. Windows with 2 front doors and 13 windows we are at 30,000. Photovoltaic system will be 11.8 kwp with a 10 kWh battery - 17,000 euros. Screed complete with insulation installation 9,000 euros. In short, our budget is shrinking faster than expected. Despite a generous calculation for the bank, we are reaching the limit of the loan. We still have some money in reserve, but we have to see where we end up in the end. We have already chosen the kitchen - 16,000 euros. Looking forward to feedback. Screed is scheduled for the end of January to early February 2025. We started the core renovation around March/April 2024.

Hey Kugelblitz, I have been following your topic from the beginning and always find it very interesting. Thanks for your updates. We are in a very similar situation. We have a house from 1953 and have been renovating it mainly by ourselves since January this year. Wishing you continued success.

I find the price for your heating and water pipes including bathrooms comparatively cheap. We paid about €8000 for new water and sewage pipes (kitchen, two WCs, but only one toilet connected so far, 1 bathroom and utility sink in the basement) – but only for materials and installation. Dismantling and channels in self-performed work. According to the quote, the underfloor/ceiling heating is €20,000 plus CD profiles for suspending the ceiling and all the primers for the floor before the underfloor heating is laid, and a new heating system costs €50,000... so just under €80,000 without the bathroom expansions.

We also did the dismantling and openings ourselves. The sanitary installations were also relatively cheap for us. Could you briefly introduce your project? I would be interested to know how other builders with similar projects are doing.

That seems quite cheap to me (roof as the outermost thermal envelope or cold roof?)...

Depending on material and size, inexpensive to standard (with shutters/blinds?).

Rather expensive - system too small, storage too large.

Depends on the kitchen. Compared to here rather cheap, but can also be too expensive depending on running meters, countertop, appliances, and especially corpus contents and fronts.

I don't find that cheap now. What exactly is included in heating? Also heat generators? New pipes on the basement ceiling?
I did something similar in 2021/2022. It cost about 30k euros. That means installing underfloor heating on 165 m2, completely new water and sewage, and decommissioning old pipes. This was because the purpose of the rooms changed due to extension and conversion. However, without changing anything about the heat generation. And without tiles, sealing, etc., but with ceramics and fittings (Vigour).


For a completely new warm roof and the roof windows, possibly including dismantling the old battens, I think that's OK.


Cheap if with shading, otherwise about right.


Good price, even though I would have waived the storage.


I find that rather expensive for your area (130 m2?). I am currently paying 8k euros for 350 m2 of screed in a two-family house, but without insulation, because it’s done by myself.
