Is purchasing a house and complete renovation affordable?

I talked to a friend who is an architect/structural engineer to simply get an idea of the cost volume of such a core renovation. During the demolition, more stuff came together than expected. We hauled away about 60 tons of rubble. Containers would have been much easier but also more expensive. I got myself a cheap Scheppach demolition hammer on sale for 69 or 79 euros and it handled everything I wanted. It has 20 joules of impact energy and easily kept up with a friend's expensive Hilti during demolition. Sort the rubble and don’t get mixed containers. I can’t give you many tips on tools. If you use cordless devices, stick to one brand. I have Bosch Professional. But there are plenty of other good brands. If you buy things at Hornbach or Bauhaus and find them cheaper at another hardware store, both will match the price and even add 12 percent on top (lowest price guarantee). Get at least 3, if not more, quotes from every major trade. The differences are enormous. We did the demolition and the breakthroughs with steel beams ourselves. We do most of the electrical work ourselves. We have plumbing and roofing done. Don’t take on too much. Unless you want to work on the house for 5 years. It can be really exhausting sometimes. Some things you simply have to get done by a professional company. My plumbing installations were done within a week. I would have needed at least 8 weeks alone. Sure, it costs money but everyone has to decide how they want to do it.

How exactly did you handle the breakthroughs and steel beams?

Have a structural engineer calculate it. He told me exactly which steel beams I needed. Then I supported the ceiling and off we went.

To give an update again.

The removal is almost complete.
A few walls are already out.
There is still one large wall breakthrough and 2 smaller passages missing.
The steel beams for this have already been ordered and should be installed by mid-May.
The heating system and the oil tanks also still need to be disposed of by a specialist company.

So far we have disposed of about 25 tons (wood, sand, concrete, smaller amounts of lightweight construction, glass wool, Heraklit boards).
We added everything up and came to 480 euros for the previous disposal costs.
So far it’s going quite well.

The post is a bit old, but I still have a question for understanding: 480€ for 25 tons of "waste" seems quite cheap to me. I paid 240€ just for 5 cubic meters of mineral construction waste.
