Don't let the appraiser influence you... he has to find something because you pay him for it... The house won't go for less than 400k, it's well maintained, the property is top. The kitchen etc... You can try to determine the land value, then subtract it from your 340k. Add incidental building costs, the kitchen easily 10k that's there and the outdoor area... Then you can think for yourself if you can build a house for the remaining amount. We all already know the answer ;) EDIT The land, according to Boris, is worth 100k... you can easily add 50% on that... so about 150k. Then add the kitchen and building incidental costs together which are also 50k. So nowadays for your desired remaining 140k you have to build a house with 165 sqm, which means about 850€ per sqm.... Let me know when you have it finished for that money ;) The 400k is at least there for the house...

Yeah, solid house, would definitely be worth seven figures here. But it's probably not a bargain there, even Immoscout rates it as absolutely average. I also don't understand why everyone here calls it 'outrageous' to make an offer below the asking price. The real outrage in the sought-after areas are the prices being asked. For properties that need complete renovation and are also in a bad location, multiples of what someone once paid in DM are being asked in euros. Sure, people pay it, the market allows it. Still, if the seller then grins in your face and is utterly outraged that you even want to negotiate, I can't take it seriously. He's just making the deal of his life and the buyer is the cheeky one? Everyone can offer their property at their desired price, but just as much, every buyer can offer their price expectation without having to be ashamed of it.

If I really want a house, I don't offer 110k below the asking price... If it only works out because of the bank, stinginess, lack of money, whatever, then I basically have to not care.

That comes because the surveyor quite rightly criticized the 8cm insulation between rafters. Then the insulation above rafters was calculated. That the whole issue can also be addressed for little money in EL with new insulation between and under the rafters is simply not mentioned. Not everyone can or wants to do that either. But it is a basic mindset. While other people saw problems with my two houses, I saw opportunities and calculated with my EL. Thus, both were bargains for me. I could also have built with continuous contractor work. Often it fails due to a lack of imagination and expectations.

But he should first check for moisture and such things and not the future make-up.
It is immediately and without restriction habitable, whether you prefer to shower in a bathroom that is fancy or old – if you roughly take it by eye, the difference between "like-new living space" and "worn living space" is just about 1000€/sqm in old bathrooms.

I think you have now understood that the etiquette is still known nowadays :cool:
